Most people collect finance one institution at a time. A home loan with one bank, a business loan with another, equipment with a third, and nobody has ever looked at them together. 100% free to you. Lenders pay us, not you.

15 minutes. Tell us what you are financing and what you already owe. No credit check, no paperwork, no obligation, and if a broker is not the right answer for your situation we will say so. Lenders pay us a commission on settlement and we disclose it in writing before any work begins.

What Does a Finance Broker Do?

A finance broker compares loan products across many lenders and arranges the application on your behalf. Intellect Finance covers every finance type from one Penrith office: home loans, investment and construction lending, refinancing, commercial property and business finance, SMSF lending, and asset and equipment finance. Rather than approaching each institution separately and taking each one’s own offer, your file goes to the lender whose policy suits it.

The practical difference is the order of events. Going direct means applying and finding out. A broker works out which lender is likely to say yes before anything is lodged, which matters because every application is recorded on your credit file whether it succeeds or not.

We have worked from Suite 2/86 Henry St in Penrith since 2005, and most of what we arrange is for clients across Greater Sydney and the rest of the country rather than only Western Sydney. The service costs you nothing on any loan type. Lenders pay a commission on settlement and we disclose it in writing before any work begins.

Who Comes to a Finance Broker

Six situations cover most enquiries. Most clients arrive for one of them and come back later for another.

Buying or refinancing a home

First home buyers using the government schemes, families upsizing, and owners who have not looked at their rate in years. The spread between lenders on the same file is the reason to compare before applying. See home loans.

A business owner funding growth

Commercial property, working capital, or equipment and vehicles, assessed by lenders who read a business rather than a payslip. See commercial finance.

An SMSF trustee buying property

A specialist category with a bare trust structure, a narrower lender panel and compliance requirements that sit with your accountant as much as with us. See SMSF loans.

Self-employed or a complex file

Self-employed income, non-standard property, several securities, or a file a bank has already declined. This is where lender policy differs most and where choosing wrong costs the most. See self-employed home loans.

Building a property portfolio

Investors adding to a portfolio, where structure and which lender holds which security matter more than the headline rate on any single loan. See investment loans.

Several facilities never compared together

A home loan with one bank, a business loan with another, equipment finance with a third, none of them reviewed side by side since the day each was signed. That review is usually where the money is.

What it costs you Nothing on any loan type, and no clawback fee
Who pays us The lender, on settlement, disclosed in writing beforehand

Very fast and easy application and approval process. My accountant had doubts about my ability to secure a loan but the team at Intellect Finance provided loan options with 3 different big banks (ANZ, NAB, St George). The team responds to emails quickly, always answers calls and is always available for any questions. The team made the process easy and straight forward, my endless gratitude to the fantastic team

Joseph Sukkar

Principal Broker · ACL 390611

Built on 25 Years in Australian Finance

Joseph Sukkar started in finance in 2000 and founded Intellect Finance in Penrith in 2005. Since then the team has arranged more than 6,500 loans for clients across Australia, from first homes to complex commercial and asset finance.

The team is four specialists rather than four generalists. Residential and investment lending sits with Moufid. Commercial, SMSF and complex files sit with Charbel. Asset and personal finance sits with Chantelle. Joe oversees the practice and still writes loans. That is the reason the same office can take a first home buyer and a commercial property purchase without handing either to someone who does it occasionally.

Part of Our 100+ Lender Panel

The names most people recognise are residential lenders. Much of what we arrange runs through funders that do not advertise to the public. Accreditation with a lender is not an endorsement by it, and which lender suits you is decided by your file rather than by who is on this list.

Not Sure Which Finance You Need?

Describe the situation and we will point you at it. Fifteen minutes, no credit check.

What a Finance Broker Changes and What It Does Not

A broker does not set credit policy and cannot approve anything. Six things decide what using one is actually worth on your file, and two of them are limits worth knowing before you engage anybody.

01

One application instead of several

Every credit application is recorded as an enquiry on your credit report and stays there for five years. A run of them in a short period makes the next lender more cautious. Working out who is likely to say yes before anything is lodged is most of what a broker is for.

02

Best Interests Duty has a boundary

Brokers must act in your best interests on regulated consumer credit, and have done since 1 January 2021. That covers a home loan on a property you will live in or a residential investment property in your own name. Business purpose borrowing, and lending in a company or trust name, sits outside it.

03

The lender pays us and you do not

ASIC’s guidance is that lenders generally pay brokers a commission, typically with an upfront and an ongoing component, and that brokers must tell you about the commissions they may receive. It also notes that some brokers charge borrowers directly. We do not, on any loan type, and there is no clawback fee if you discharge early.

04

The serviceability buffer sits on every file

Banks test your repayments at a rate at least 3 percentage points above the actual loan rate. That is APRA’s setting for banks and other authorised deposit-taking institutions. It is the main reason borrowing capacity feels smaller than the income suggests.

05

The debt-to-income cap

Since 1 February 2026, APRA has capped the share of new lending banks can write at six times income or more, at 20 per cent of new owner-occupier and of new investor loans, with some exclusions. It is a limit on the bank rather than on you, and non-bank lenders are not subject to it.

06

What a broker cannot do

We do not approve loans and we cannot change how a lender reads your file. Credit policy, valuations and the final decision belong to the lender. What choosing well changes is which policy your file is read against, which is usually the difference between an approval and a decline.

Checked 5 October 2026. How brokers are paid, the obligation to act in your best interests and the written quote required where a broker does charge a fee are published by ASIC Moneysmart, with the duty itself set out in ASIC Regulatory Guide 273. Whether credit is regulated turns on the predominant purpose test explained by ASIC. The serviceability buffer and the debt-to-income limit are from APRA’s May 2026 update and its November 2025 announcement. How long enquiries stay on a credit report is from the Office of the Australian Information Commissioner. Individual lender credit policy varies and is not published. Everything else on this page is described in the important information at the foot of the page.

The call that is worth most is usually the one about the facilities you already hold rather than the one you are about to take. Fifteen minutes is enough to see whether anything is sitting on terms you would not sign today. Book the review.

A Finance Broker or Straight to Your Bank?

Your bank is not the wrong answer for everyone. Here is where each one genuinely wins.

Your Bank

Going direct to the lender you bank with

  • Simplest path when your file is straightforward and you already meet their policy
  • An existing relationship and history with that lender can help at the margins
  • One point of contact, and nothing sits between you and the credit decision
  • One set of credit policy. A no there is a no, not a no everywhere
  • No legal duty to act in your interests ahead of its own
Broker

A broker across more than 100 lenders

  • Your file is matched to the policy it suits before an application is lodged
  • Best Interests Duty applies on regulated consumer credit
  • One relationship covering home, commercial, SMSF and asset finance
  • Costs you nothing on any loan type, with no clawback fee
  • A panel is not the whole market, and no broker holds every lender

If your file is simple and your own bank has already said yes on terms you have compared, take it. A broker earns their place when the file is not simple: self-employed income, a business or SMSF purchase, several securities, a prior decline, or a set of facilities that have never been looked at together. The honest limits are worth saying out loud. A panel is not the whole market, so ask any broker which lenders they cannot access. The legal duty covers consumer credit and not business lending. And nobody, including us, can tell you a loan is approved before a lender says so. What we can tell you in fifteen minutes is which lenders are worth approaching and which are not, and that is the part that is hard to do from the outside.

Find Out Which Lenders Are Worth Approaching

Tell us what you are financing and what you already owe. We will tell you which lenders suit the file and which are not worth an enquiry. Fifteen minutes. No credit check.

Why Clients Use One Finance Broker for Every Loan They Take

Most people collect finance one institution at a time and never compare the result. One broker across all of it is how the whole position gets looked at rather than each piece.

Every Finance Type in One Place

Home, investment and construction lending, refinancing, commercial property and business finance, SMSF, and asset and equipment finance, through the same team. Most clients come for a home loan and return later for something else, and by then we already hold the full picture.

Legally On Your Side

A home loan in your own name on a property you will live in, or a residential investment property, is regulated consumer credit, so Best Interests Duty applies. We must act in your best interests and give priority to your interests where they conflict with ours. Those obligations have applied to mortgage brokers since 1 January 2021.

No Fee. Not Even Clawback.

We do not charge you for the comparison, the structuring or the application, on any loan type. If you discharge the loan early we wear the clawback ourselves rather than invoicing you for it, which plenty of brokers do. Lenders pay a commission on settlement, disclosed to you in writing before any work begins.

100+ Lenders That Differ Sharply Here

Credit policy varies far more than advertised rates do, and it varies by finance type. The lender that suits a commercial purchase is rarely the one that suits an SMSF file or a self-employed home loan. Choosing wrong shows up as a decline or a worse structure rather than as a slightly higher rate.

How It Works

Four steps, and nothing is lodged anywhere until you know which lender it is going to and why.

  1. 15 minutes

    The first call

What you are financing, what you already owe, and what the rest of your position looks like. No documents and no credit check. You finish the call knowing roughly where you stand and whether a broker is the right answer at all.

  2. You gather

    The documents

What is needed depends on the finance type, and a commercial or SMSF file needs more than a standard home loan. We confirm exactly what your chosen lender wants before you chase any of it.

    • Identification and proof of income
    • Statements for existing loans, cards and facilities
    • For self-employed, two years of returns and notices of assessment
    • For business or commercial, financials and details of the asset or property
    • For SMSF, the fund deed and your accountant’s details
  3. We handle

    Lender selection then application

We match the file to the lenders whose policy suits it, tell you which ones we have ruled out and why, and lodge with one rather than several. Then we manage the conditions through to approval.

  4. After settlement

    Settlement and the next review

We coordinate settlement with your solicitor or conveyancer and the lender, and stay on the file afterwards. A loan that was right when it settled is worth re-checking when your circumstances or the market move.

Finance Broker FAQs

The questions people ask us most often before they pick a broker.

What finance types does Intellect Finance cover?

Home loans for first home buyers, upgraders, investors and construction. Refinancing and debt consolidation. Commercial property, business lending and working capital. SMSF lending through a bare trust structure. Asset and equipment finance including vehicles, trucks and machinery. Most clients start with a home loan and come back for commercial, SMSF or asset finance later.

What does it cost to use a finance broker?

Nothing with us. We charge you no fee on any loan type, and no clawback fee if you discharge the loan early. Lenders pay a commission on settlement, and the basis of it is disclosed to you in writing in our Credit Guide before any work begins. ASIC notes that some brokers do charge borrowers directly, and that where they do, the fee must be set out in a written quote you sign before the broker starts work. Ask any broker that question before you engage them.

Does Best Interests Duty cover business and SMSF lending too?

No, and brokers who imply it does are overstating it. The duty applies to regulated consumer credit, such as a home loan on a property you will live in or a residential investment property held in your own name. Borrowing that is predominantly for business purposes, and lending taken out by a company or a trust, sits outside the National Credit Act. We apply the same process either way, but only the consumer side carries the legal duty.

Can you help with commercial property or business lending?

Yes. Commercial property loans, business lending, cashflow and working capital, and equipment and asset finance, for Penrith and Western Sydney businesses and clients Australia-wide. Charbel leads our commercial, SMSF and complex lending. Our commercial finance page covers the detail.

Do you handle SMSF lending?

Yes. SMSF lending is a specialist category: it needs a bare trust structure, a narrower panel of lenders who write it, and compliance with the superannuation rules. Charbel handles SMSF loans alongside your accountant and financial planner. Our SMSF loans page covers how the structure works.

Will using a broker affect my credit file?

Applying does. Every credit application is recorded as an enquiry and stays on your credit report for five years, and several applications in a short period make the next lender more cautious. That is the practical argument for working out which lender suits your file before anything is lodged, rather than applying to a few and seeing who says yes.

How long does approval take?

It depends on the lender, the finance type and how complete the file is when it goes in. Commercial and SMSF finance take longer than a standard home loan, and a file missing documents takes longer than one that is not. We will give you the realistic range for your chosen lender once we know which one suits your file, rather than quoting a time before that.

Not every lender, and not every product. Intellect Finance compares the lenders on its accreditation panel. No broker holds every lender in the market, and a lender outside the panel may offer terms we cannot access. Ask us which lenders we cannot reach for your finance type and we will tell you.

Best Interests Duty. A home loan for a property you will live in, or a residential investment property, is regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021.

How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early.
