How Long Does a Commercial Loan Take in Australia?

Commonly 6 to 12 weeks for a commercial property or corporate facility, against as little as 2 hours for a clean asset finance deal. That spread is not about how careful each lender is. It is about how standardised the thing being assessed is, and a commercial lender is not required by law to ask you any standard set of questions at all.

The short answer

It depends which kind. A commercial property or corporate facility commonly takes 6 to 12 weeks from first conversation to settlement, a straightforward refinance 3 to 5 weeks, and development finance 3 to 6 months. Asset finance is the outlier and can be funded and settled in as little as 2 hours on a clean transaction. The largest variable is how standardised the thing being assessed is, and after that, how complete your information pack is on day one.

The timeline, stage by stage

Most published answers give you one number for the whole process, which is close to useless when you are trying to work out whether you can commit to a settlement date. The useful version breaks the file into stages, because they do not move at the same speed and only some of them are inside your control.

The stages below describe a commercial property, business or corporate facility. Asset finance runs on a completely different track and is dealt with separately further down.

Typical ranges only. Not a promise, and not any lender’s stated service level.
Stage What actually happens Typical range
1. Scoping and pack Structure, entity and security are settled, and financials, tax positions, leases and contracts are assembled 2 days to 3 weeks, driven almost entirely by you
2. Lender selection and indicative terms The file is put to the lenders whose credit appetite fits it, and one or more come back with indicative terms 2 to 10 business days
3. Credit submission and conditional approval A credit analyst assesses the business, the asset and the security position, then issues an approval subject to conditions 1 to 3 weeks
4. Valuation The lender instructs a panel valuer. Specialised assets, regional locations and going concern valuations take longer than a standard retail or industrial unit 1 to 4 weeks from instruction
5. Formal approval Valuation and outstanding conditions are cleared and the approval becomes unconditional 3 to 10 business days after the last condition clears
6. Documentation Loan and security documents are drawn and executed, including company or trustee execution, guarantees and any independent legal advice 1 to 3 weeks
7. Security and settlement Mortgage and any personal property security are registered, conditions precedent are certified, and settlement is booked 3 business days to 2 weeks

Add the ranges up and you get the 6 to 12 weeks in the short answer. Add the pessimistic end of every stage and you get something closer to 5 months, which is what a file looks like when the pack was thin, the valuation was contested and the security structure changed halfway through.

Why commercial takes longer than a home loan

The intuitive explanation is that commercial loans are bigger, so lenders are more careful. That is true but it is not the mechanism, and it leads people to the wrong conclusion about what they can do to speed things up.

The mechanism is regulatory, and it runs the opposite way to what most borrowers assume. Lending for a business purpose is not regulated consumer credit under the National Consumer Credit Protection Act 2009. AFCA puts the consequence plainly: responsible lending provisions do not apply to small business lending, there is no test of unsuitability for a small business loan, and the small business lender is not required to make the same level of enquiries as are required for consumer lending.

A commercial lender is legally required to ask you less than a home lender is. That is exactly why it takes longer.

Prescribed enquiries can be systematised. When the law tells every lender broadly what it must establish about a consumer borrower, the industry builds one process, one document checklist and one scorecard, and a clean residential file runs through it in days because nothing about it is being designed from scratch. Remove that prescription and every lender is free to decide what it needs to know about your particular business, your particular asset and your particular security structure. Freedom for the lender means a bespoke assessment, and a bespoke assessment is a slow one.

This is also why the answer to “how long does it take” varies so much more in commercial than in residential. You are not asking about a queue. You are asking how long it takes a credit analyst to get comfortable with a business they have never seen before.

The exception: asset finance, which can settle in hours

Everything above describes credit assessed against a business and a property. Asset finance is the other half of commercial lending and it behaves nothing like it. A straightforward asset finance transaction can be funded and settled in as little as 2 hours.

That is not a looser attitude to risk. It is the same mechanism running the other way. A commercial property file is slow because the thing being assessed is unique: one building, one lease, one business, no two alike, so a person has to form a judgement about each one. In asset finance the thing being assessed is a commodity. A given make, model and year of prime mover, excavator or packaging line has a known market, known resale evidence and a known depreciation curve, and the security is the asset itself, registered on the Personal Property Securities Register. Very little needs a valuer’s opinion, because the market has already supplied one.

Standardise the asset and you can standardise the decision. That is the one thing you can never do to a commercial property file.

The two products sit at opposite ends of the same spectrum, which is why “how long does commercial finance take” has no single answer until you say which kind you mean. The 2 hour figure is a best case on a clean transaction: an established entity, a standard asset from a recognised supplier, and the information supplied up front. It is not a typical timeframe and it is not a commitment. Where the asset is specialised, the entity is newly formed, or the facility is structured across several assets, asset finance starts to behave more like the timelines in the table above. Our asset finance page covers the products and how each one is secured.

One distinction matters here. This section is about asset finance taken for a business purpose. Where an asset is acquired predominantly for personal use, that loan is regulated consumer credit and Best Interests Duty applies to it.

The stages that run in series

Back on the property and corporate side, the second reason files run long is structural rather than regulatory. Most of the stages above cannot overlap, because each one needs the output of the one before it.

  • The valuation cannot be instructed until credit has scoped it. The lender decides the basis of valuation, and on a tenanted or owner-occupied commercial asset that decision depends on how credit is treating the income. So the valuation clock starts after conditional approval, not alongside it.
  • Documents cannot be drawn until conditions are cleared. Loan and security documentation reflects the final approved structure, so it waits on the last condition rather than starting in parallel.
  • Security cannot be registered until documents are executed. Where the lender is taking security over business assets rather than only real property, that security is registered on the Personal Property Securities Register, the Australian Government noticeboard of security interests in personal property. Registration is its own step with its own timing.
  • Entity execution is slower than individual signing. A company, a trustee or a partnership has execution requirements, and any guarantor may need independent legal advice before signing. Two directors in different states is a genuine week.

Because the chain is serial, the cost of an incomplete pack is not the day it takes you to send the missing document. It is that day plus the requeue at the analyst’s desk, and it can push a file a week to the right. This is the single most common way a 7 week deal becomes an 11 week deal.

Need to know whether your settlement date is realistic?

Tell us the deal, the entity and the security, and we will map it stage by stage against your date and tell you where the risk sits. If the date is not achievable we will say so before you commit to it, not after. No obligation, and no fee at any point.

What actually decides your timeline

Four things move a commercial timeline materially. Only the first is fully inside your control, and it is also the largest.

The completeness of the pack on day one. A file that arrives with current and prior year financials, an interim profit and loss, tax positions, the lease or contract of sale, the entity documents and a clear statement of the security offered is assessed once. A file that arrives in pieces is assessed repeatedly. We have written separately on what documents a commercial loan really requires, and it is the highest leverage reading you can do before you start.

The entity and security structure. A single company borrowing against a property it already owns is fast. A discretionary trust with a corporate trustee, two guarantors and security spread across a property and a set of business assets is not, because every one of those elements is a document to draw, review and execute. The lender will also verify the borrowing entity and its officeholders against the ASIC company and organisation registers, which is quick, but only once the correct entity has been identified. Deals lose a week to discovering the property sits in a different entity from the trading business.

The asset itself. A strata retail or industrial unit in a metropolitan area with recent comparable sales values quickly. A going concern, a specialised use property, a rural asset or anything with limited comparable evidence takes longer, and is likelier to come back at a number that reopens the credit decision.

Whether the deal changes shape mid-flight. Adding a second property, changing the borrowing entity for tax reasons or restructuring a guarantee after credit approval does not adjust the file. It restarts most of it.

One thing worth clearing up, because it comes up in most first conversations. The APRA settings that get discussed in the property press, the 3 percentage point serviceability buffer and the limit on high debt-to-income lending that took effect in February 2026, are settings on residential mortgage lending. They are not the constraint on your commercial file. Commercial credit is assessed on the business and the asset, against each lender’s own credit policy.

Typical ranges by deal type. Indicative only, and heavily dependent on the four factors above.
Deal type Typical end to end What usually sets the pace
Asset and equipment finance, business purpose As little as 2 hours on a clean deal, commonly same day to 5 business days How standard the asset is, and whether the entity is established
Commercial refinance, same entity, same security 3 to 5 weeks Discharge coordination with the outgoing lender
Owner occupier commercial property purchase 6 to 10 weeks Valuation, and the contract’s own settlement terms
Investment commercial property purchase 6 to 12 weeks Lease review and the quality of the income evidence
Business acquisition or corporate facility 8 to 16 weeks Due diligence, and how the goodwill is supported
Development and construction 3 to 6 months Presales, builder review and quantity surveyor reporting

When you already have a settlement date

The hardest version of this question comes from someone who has already exchanged. The honest position is that a contract date does not accelerate a credit process, and no broker can promise a lender’s timeframe. What you can do is change the order things happen in.

  • Get the pack complete before the lender is chosen, not after. It costs you nothing and removes the most common week of slippage.
  • Ask for the valuation to be instructed at the earliest point the lender allows. Some will instruct at submission rather than after conditional approval where the file is strong, and that single change can take 2 weeks out.
  • Identify the borrowing entity and get its documents to hand on day one, including the trust deed and any variations. Trust deed retrieval from an accountant or solicitor is a classic silent delay.
  • Tell your broker the date at the start. Lender selection changes when there is a deadline, because credit turnaround and valuation panel speed become selection criteria rather than afterthoughts.
  • Have a fallback. Where the date is tight, a shorter term facility that settles on time and is refinanced later is often cheaper than a failed settlement, and it should be priced before you need it, not during the week you do.

How Intellect Finance can help

Commercial is a substantial part of what we do rather than an adjunct to a residential business, and the practical value we add on timing is in stage 1 and stage 2: getting the pack to the standard a credit analyst can assess once, and putting the file to the lenders whose credit appetite actually fits it rather than to whoever is closest. We compare over 100 lenders and find the one that fits your situation. What we will not do is give you an assurance about a lender’s turnaround, because that is not ours to give, and we will tell you when a settlement date looks unachievable rather than discovering it with you in week 6. Start with our commercial property loan page, or corporate loans if the facility sits above the commercial mainstream.

Business and commercial lending for a business purpose is not regulated consumer credit under the National Consumer Credit Protection Act 2009, and Best Interests Duty does not apply. We charge you nothing on any loan type, with no arrangement fee and no clawback recovery fee. Penrith based since 2005, holding Australian Credit Licence 390611.

Most commercial delays are decided in the first week, not the last.

Bring the deal, the entity and the security. We will map it stage by stage, tell you where the slippage risk sits, and give you an honest read on your date.

Commercial Loan Timeline FAQs

The timing questions business borrowers ask most often.

How long does a commercial loan take in Australia?

Commonly 6 to 12 weeks from first conversation to settlement. A clean refinance on the same security can complete in 3 to 5 weeks, a business acquisition often runs 8 to 16 weeks, and development finance routinely takes 3 to 6 months. These are typical ranges, not a promise, and no lender’s stated service level.

Why does a commercial loan take longer than a home loan?

Because the assessment is bespoke rather than standardised. Responsible lending obligations do not apply to small business lending, so there is no prescribed set of enquiries a lender must make. Each lender designs its own assessment around your business, asset and security structure, and a bespoke assessment cannot be run through a scorecard in days.

How long does conditional approval take on a commercial loan?

Typically 1 to 3 weeks from credit submission, once indicative terms are agreed. That window depends far more on whether the analyst can assess the file in one pass than on the lender’s queue. An incomplete pack does not cost you the day it takes to send the document, it costs you the requeue behind it.

How long does a commercial property valuation take?

Usually 1 to 4 weeks from instruction. A metropolitan strata retail or industrial unit with recent comparable sales is at the fast end. Going concern valuations, specialised use properties and rural assets sit at the slow end and are likelier to return a figure that reopens the credit decision.

Can a commercial loan settle in 30 days?

Sometimes, on a straightforward refinance or a purchase where the pack is complete, the entity is simple and the valuation is uncomplicated. It is not a safe assumption to exchange on. If a 30 day settlement is already contracted, lender selection should be driven by credit turnaround and valuation panel speed from the outset.

How fast can asset finance settle?

A clean business asset finance transaction can be funded and settled in as little as 2 hours. That is a best case rather than a typical timeframe. It is possible because the asset is a commodity with known resale evidence, so the decision can be standardised in a way a commercial property assessment never can be. Specialised assets and newly formed entities take longer.

Do responsible lending rules apply to a business loan?

No. AFCA states that responsible lending provisions do not apply to small business lending, that there is no test of unsuitability for a small business loan, and that the lender is not required to make the same level of enquiries as for consumer lending. Other protections still apply, including prohibitions on misleading and unconscionable conduct.

What holds up a commercial loan application most often?

An incomplete information pack, followed by entity and security complexity. Trust deed retrieval, identifying that the property sits in a different entity from the trading business, guarantors needing independent legal advice, and structural changes made after credit approval are the four that cost the most calendar time.

Does APRA’s debt-to-income limit affect commercial lending?

No. The serviceability buffer of 3 percentage points and the limit on high debt-to-income lending that took effect in February 2026 are settings on residential mortgage lending. A commercial facility is assessed against the business, the asset and each lender’s own credit policy, not against those residential macroprudential settings.

Does using a broker make a commercial loan faster?

It can, and not by hurrying anyone. The time is saved in the first two stages: presenting a pack a credit analyst can assess in one pass, and putting the file only to lenders whose credit appetite genuinely fits it. No broker can guarantee a lender’s turnaround, and any who offers one is describing a hope.

The bottom line

Plan on 6 to 12 weeks for a commercial loan, and treat anything faster as a good outcome rather than the base case. The stage table above is more useful than the headline number, because it tells you which weeks you can compress and which you cannot.

The uncomfortable part is that most of the compressible time sits at the front, before a lender has seen anything, and it is spent by the borrower rather than the bank. By the time a file is with credit, your influence over the timeline is largely spent. The businesses that settle on time are not the ones with the most persuasive story or the most patient follow-up. They are the ones whose accountant had the financials ready and whose trust deed was findable in week 1.

If you have a date to hit, the conversation worth having is the one before you exchange, not the one after.

It does not take your personal or financial circumstances into account. Before acting on any information here, consider whether it is appropriate to your objectives, financial situation and needs.

Timeframes are illustrative. Every duration on this page is a typical observed range, not a promise, not a commitment and not any lender’s stated service level. Credit turnaround, valuation panel capacity, documentation and settlement timing are controlled by the lender and by third parties, and they vary by lender, by asset, by state and by period. No timeframe on this page should be relied on when setting a contractual settlement date.

The 2 hour asset finance figure. This is a best case observed on straightforward business asset finance transactions, where the entity is established, the asset is standard, the supplier is recognised and the required information is supplied up front. It is not an average, not a typical timeframe and not a commitment, and it does not apply to commercial property, corporate or development facilities.

Legal. Commercial facilities involve security documents, guarantees, entity execution and, frequently, trust structures, all of which create obligations that outlast the transaction. Anyone giving a guarantee or granting security should obtain independent legal advice from a solicitor before signing.

Tax. Intellect Finance is not a registered tax agent. Entity selection, structuring and the tax treatment of a commercial facility should be confirmed with your accountant or a registered tax agent.

Regulatory settings. APRA’s serviceability buffer and debt-to-income limit are prudential expectations placed on lenders in respect of residential mortgage lending. They create no entitlement for any borrower, they are applied by each lender within its own credit policy, and they change. Settings described here were reviewed on 9 September 2026.

Lender policy varies and changes. Descriptions of common practice are general observations, not any lender’s policy. This page publishes no interest rates and names no lenders. No broker can guarantee approval, pricing, a valuation outcome or a timeframe.

Best Interests Duty. Business and commercial lending for a business purpose is not regulated consumer credit under the National Consumer Credit Protection Act 2009, and Best Interests Duty does not apply. Where asset finance is taken predominantly for personal rather than business use, that loan is regulated consumer credit and Best Interests Duty does apply to it.

What we charge you. Nothing, on any loan type. No arrangement fee for residential, commercial, corporate, asset, SMSF or personal lending, no fee for complex or specialist lending, and no clawback recovery fee if a loan is discharged early.
