What Is Invoice Financing?

Invoice financing advances funds against unpaid invoices you have already issued. A funder advances most of the invoice value now and releases the balance, less its fee, once your customer pays. It converts a receivable you already own into cash rather than adding term debt.

That distinction matters more than it sounds. A business loan or working capital facility is money the business borrows and has to repay out of future trading. Invoice finance is money the business has already earned, arriving earlier. The facility grows as your sales grow and shrinks when they fall, which is why it suits businesses whose problem is timing rather than profitability.

The trade-off is that the invoices become the security, so a funder takes a close interest in who owes you money and how reliably they pay. Your customers are being assessed alongside your business, and on some ledgers they are the deciding factor.

Why Businesses Come to an Invoice Finance Broker Rather Than One Funder

Six situations. The businesses that suit invoice finance look quite different from those that suit a term facility.

Payroll runs weekly while customers pay monthly

Labour hire, contracting and staffing carry the sharpest version of this. Wages leave every week against invoices settling in forty five or sixty days, and the gap grows with every new placement.

Growing faster than the balance sheet

More work means more money out before more money in. A facility that scales with the ledger fits growth better than a fixed limit that has to be renegotiated every time you win something.

Strong customers with ordinary financials

A young or thin business with a book of large, reliable debtors. This is the case where invoice finance succeeds and a term loan does not, because the security is your customers rather than your history.

No property to offer or none you want to offer

Funding secured on the ledger rather than a mortgage over the family home. The exposure does not vanish, but it sits somewhere different.

One large project rather than the whole ledger

Selective or single invoice facilities fund one debtor or one job rather than the entire book. Useful for a one-off, generally dearer per dollar than a whole ledger arrangement.

The gap is the business rather than the debtors

If money is going on stock, equipment or a seasonal swing rather than on waiting for invoices, this is the wrong product. See cashflow and working capital.

Security The receivables ledger, usually with directors’ guarantees
Structure Whole ledger or selective, disclosed or confidential
Facility size Moves with the ledger rather than sitting at a fixed limit

Built on 25 Years in Australian Finance

Joseph Sukkar started in finance in 2000 and founded Intellect Finance in Penrith in 2005. Since then the team has arranged more than 6,500 loans for clients across Australia, from first homes to complex commercial and asset finance.

Invoice finance sits with Charbel, our Commercial & Complex Lending Specialist, and it is the kind of file where the useful work happens before anything is submitted. The debtor book is the security here, so we read your aged debtors report the way a funder will read it and tell you what the ledger will actually support. Recourse, concentration, dilution, minimum volumes and notice periods sit in the document rather than the quote, and they do more to decide what a facility costs and protects than the headline fee does.

Part of Our 100+ Lender Panel

The names most people recognise are residential lenders. Much of what we arrange runs through funders that do not advertise to the public. Accreditation with a lender is not an endorsement by it, and which lender suits you is decided by your file rather than by who is on this list.

Got an Aged Debtors Report?

That’s all we need to tell you what it will support.

Your Customers Are Being Assessed as Closely as You Are

In every other business facility the lender assesses your business. In invoice finance the invoices are the security, so the funder is assessing whether the people who owe you money will pay. Six features of your ledger decide the facility, and most of them are not on your financial statements.

01

The debtor book is the security

Funders review who your customers are, how they pay and how long they take. A modest business invoicing large, reliable organisations can support a facility that its own balance sheet would never justify. A strong business invoicing shaky customers can struggle.

02

Concentration caps what one customer can fund

Funders limit how much of the facility any single debtor can represent, because if that customer fails so does a large part of the security. Businesses with one dominant client are routinely surprised, because the facility comes in well below what the total ledger suggests.

03

Disclosed or confidential and what that costs

A disclosed facility tells your customers and directs them to pay the funder, which lowers risk and usually price. A confidential facility leaves your customer relationships untouched and costs more. Either way the funder’s security interest is registered on the PPSR, which is a public register anyone can search.

04

Recourse decides who wears a bad debt

Under a recourse facility, the more common arrangement, you repay the funder if a customer never pays. Non-recourse shifts defined credit risk to the funder at a higher cost and with conditions attached. This single term changes what the product actually protects you against.

05

Dilution reduces what the ledger is worth

Credit notes, disputes, returns, retentions and part payments all mean an invoice is worth less than its face value. Funders measure that pattern and price for it, and a history of disputed or amended invoices narrows the advance more than most people expect.

06

Factoring or discounting decides who collects

Under factoring the funder takes the ledger and chases your customers directly, which removes a job from a business that has no credit control. Under discounting you keep the relationship and keep collecting. Different products, routinely described with the same words.

Checked August 2026. PPSR information is sourced from the Australian Government. The Personal Property Securities Register is the official government register of security interests in personal property, operating since 30 January 2012 and accessible to the general public 24 hours a day. Registering a security interest is, in the register’s own words, a way of letting the world at large know that a party claims a security interest. See about the PPSR. Whether and how a particular funder registers is a matter for its own documents, which your solicitor should review. Best Interests Duty scope is sourced from ASIC Regulatory Guide 273. Everything else on this page is described in the important information at the foot of the page.

We don’t publish rates, and we’d be cautious of anyone in commercial who does. What we can do is read your aged debtors report the way a funder will read it, and tell you what the ledger will support before anyone applies. Ask us to read the ledger.

Fund the Invoices or Get Paid Faster?

Invoice finance solves a timing problem by paying for time. Sometimes the same problem can be solved by collecting properly, which costs nothing.

Free

Tightening your collections

  • Costs nothing, and the improvement is permanent
  • Invoicing on delivery instead of month end can move payment forward by weeks
  • No guarantees, no facility, no customer ever notified
  • Needs someone to actually do it, consistently, every week
  • Powerless against a large customer whose terms are simply not negotiable
Facility

Funding the ledger

  • Cash against invoices already issued, without waiting on anyone’s goodwill
  • Scales with the ledger, so growth does not mean renegotiating a limit
  • Secured on receivables rather than a mortgage over property
  • Factoring hands the collections job to someone whose business it is
  • 100+ lenders compared, with no fee to you at any stage

Fix the invoicing before you fund it. A surprising share of slow payment is self-inflicted: invoices raised at month end for work delivered on the third, purchase order numbers missing, or terms that were never actually agreed in writing. Fixing that is free and it shortens the gap permanently rather than renting a solution. Invoice finance earns its cost where the terms are set by customers far larger than you, where payroll runs weekly against monthly settlement, or where growth is consuming cash faster than collections can supply it. If your ledger looks like the first case, we will tell you to go and fix the invoicing.

Send Us Your Ledger Before You Fund It

If the delay is month end invoicing or missing purchase order numbers we will tell you to go and fix that instead. No obligation.

The Contract Matters More Than the Rate Here

Recourse, concentration, dilution, minimum volumes and notice periods do more to determine what an invoice facility costs and protects than the headline fee does.

We Read the Terms as Well as the Pricing

Minimum monthly volumes, notice periods to exit, what happens to a disputed invoice, and how quickly an unpaid one is recoursed back to you. These sit in the document rather than the quote, and they decide what the facility is actually worth.

Funder Appetite Varies by Industry

Construction with retentions and progress claims, labour hire, transport, wholesale and recruitment are all treated differently, and some funders will not touch particular sectors at all. Matching your ledger to a funder that understands it is most of the work.

Always in Writing

Business purpose lending sits outside the consumer credit rules, so Best Interests Duty does not apply to invoice finance. ASIC Regulatory Guide 273 limits that duty to credit regulated under the National Credit Act. We disclose in writing how we are paid before you proceed regardless.

We’ll Tell You Not To

If your collections are the problem rather than your customers’ terms, or if the ledger will not support a facility worth having, that is what we will say. We are paid by the lender on settlement, so saying it costs us. It still beats putting a business into a facility it cannot exit cheaply.

What Happens and What We’ll Need

Faster than property lending, because the assessment runs on your ledger rather than on a valuation.

  1. 15 minutes

    The ledger in outline

Who your customers are, what terms they pay on, how concentrated the book is, and whether disputes or credit notes are common. No documents. You will finish the call knowing whether the ledger will support a facility and roughly what shape it takes.

  2. You gather

    Debtor and trading data

Lighter than a property application. Most of it comes straight out of your accounting system.

    • Aged debtors report
    • Aged creditors report
    • Sample invoices and terms of trade
    • Six to twelve months of bank statements
    • Recent management accounts
    • ATO portal statements and any payment plan
    • Details of existing facilities and any PPSR registrations
    • ID for each director or guarantor
  3. We compare

    Terms as well as price

Advance rate, fee structure, concentration limits, recourse period, minimum volumes and exit notice, set out side by side across funders. Two facilities quoting similar headline fees can behave very differently when an invoice goes into dispute.

  4. We manage

    Onboarding and the first drawdown

Verification of the opening ledger, the security documentation, and where the facility is disclosed, the notices that go to your customers. We handle the sequence so nothing reaches a client before you have approved the wording.

Commercial Is Not a Sideline For Us

Invoice Financing FAQs

The questions business owners ask us most often before getting in touch.

What is invoice financing?

Invoice financing advances funds against unpaid invoices you have already issued. Rather than waiting out your customer’s payment terms, a funder advances most of the invoice value now and releases the balance, less its fee, once the customer pays. It converts a receivable you already own into cash without adding term debt to the business.

Do my customers find out I am using invoice finance?

Only if the facility is disclosed. A disclosed facility notifies your customers and directs them to pay the funder, which reduces the funder’s risk and usually costs less. A confidential facility leaves you collecting as normal and your customers see no change. Note that a funder taking a security interest registers it on the PPSR, which is a public register anyone can search.

What is the difference between factoring and invoice discounting?

Who chases the money. Under factoring the funder takes over the ledger and collects from your customers directly, which suits a business without a credit control function. Under invoice discounting you keep the customer relationship and continue collecting yourself, with the funds directed to the facility. Discounting is usually confidential, factoring usually is not.

Are my customers assessed as well as my business?

Yes, and often more closely. The invoices are the security, so the funder is taking a view on whether your customers will pay. A business with modest financials but a book of strong, creditworthy debtors can qualify for invoice finance when it would not qualify for a term loan. The reverse is also true.

What is a concentration limit?

A cap on how much of the facility any single customer can represent. Funders limit exposure to one debtor because if that customer fails, so does the security behind a large part of the book. Businesses with one dominant customer are frequently surprised by this, because it can restrict the facility well below what the total ledger suggests.

What happens if my customer never pays the invoice?

That depends on whether the facility is recourse or non-recourse. Under a recourse facility, which is the more common arrangement, you repay the funder for an invoice that goes unpaid. Under a non-recourse facility the funder carries defined credit risk instead, usually at a higher cost and subject to conditions. Check which one you are signing.

Is invoice finance cheaper than an overdraft?

Sometimes, and the comparison is not straightforward. Invoice finance is priced against invoices funded rather than as a simple annual rate, and there are usually service and administration components alongside the funding cost. Ask for the total in dollars over a representative month, and compare that to what an overdraft or working capital line would cost over the same period.

Does Best Interests Duty apply to invoice finance?

No. ASIC Regulatory Guide 273 states that the best interests obligations apply only to credit products regulated under the National Credit Act, meaning credit provided to consumers for personal, domestic or household purposes or for the purchase or improvement of residential investment property. Invoice finance is a business facility. We disclose in writing how we are paid on every transaction regardless.
