I had an excellent experience with Intellect Finance. Charbel and Moufid were amazing throughout the entire process. Everything went smoothly from start to finish, and the approval process was handled efficiently. They were always quick to respond whenever I had questions or needed assistance. They took the time to explain everything in detail and provided valuable advice whenever I was unsure about what to do or didn't fully understand something. Their professionalism, knowledge, and support made the whole experience stress-free. I highly recommend them.

Very fast and easy application and approval process. My accountant had doubts about my ability to secure a loan but the team at Intellect Finance provided loan options with 3 different big banks (ANZ, NAB, St George). The team responds to emails quickly, always answers calls and is always available for any questions. The team made the process easy and straight forward, my endless gratitude to the fantastic team

A Few of the 100+ Lenders on Our Panel

Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.

Why Use a Mortgage Broker in Blaxland?

Because Blaxland is the first suburb inside the Blue Mountains council area, and almost nobody moving up from Penrith realises how much that changes. Different rules about what you can build, different bush fire mapping, different minimum block sizes. It is all on the planning certificate, and it is worth reading before you bid rather than after.

Because Blaxland is the first suburb inside the Blue Mountains local government area, and almost nobody buying here for the first time realises what that changes. CoreLogic recorded a median house value of $1,183,750 at Blaxland for the twelve months to May 2026, against $1,110,500 at Penrith over the same period. That is a gap of roughly $73,000, and for it the buyer crosses out of Penrith City Council and into Blue Mountains City Council. Blue Mountains City Council’s bush fire prone land map, certified by the Commissioner of the NSW Rural Fire Service on 14 May 2025, applies here. So does Blue Mountains Local Environmental Plan 2015, whose clause 4.1B requires a lot of at least 1,000 square metres for a dual occupancy and 1,300 square metres for multi dwelling housing or a manor house, and whose conservation zones apply across much of the area. The NSW Rural Fire Service states that complying development is not allowed on higher risk bush fire prone land, meaning BAL-40 or Flame Zone. None of that applied to the last house the buyer looked at down the hill. All of it is on the planning certificate for this one.

We work through the certificate and the contract before a lender is chosen. Start on the Blue Mountains page if you are still deciding which town.

Blaxland recorded a twelve month change of +2.05% to May 2026. Two railway stops up the line, Springwood recorded +16.24% over the identical period. Neither figure tells you anything about what happens next. What it means today is narrower and more useful: if your plan for the next move, or for a renovation, assumes equity has built up in a Blaxland house over the past year, check the assumption before you build a budget on it. A median is a market statistic for a closed period. It is never a valuation of your property and never an indication of what you can borrow.

Median house value, twelve month change, house sale count and median days on market: CoreLogic via Your Investment Property, 12 months to May 2026. Penrith comparison figure from the same source and period. Tenure, dwelling structure, household income and median age: ABS 2021 Census, Blaxland (NSW). All figures checked 3 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

Four Things That Change a Blaxland Loan

Blaxland looks like suburban Sydney from the street and is not governed like it. The boundary between Penrith City Council and Blue Mountains City Council runs just below the suburb, and everything that decides what you can build changes when you cross it.

Seventy Thousand Dollars Buys a Different Rulebook

CoreLogic recorded $1,183,750 at Blaxland against $1,110,500 at Penrith for the twelve months to May 2026. For roughly $73,000 of median difference, the buyer moves into a different local government area with a different local environmental plan, a different bush fire prone land map and a conservation zone suite that has no equivalent down the hill. Buyers moving up from the corridor price the house and almost never price the rulebook. It is the single most common gap between what someone thought they were buying in Blaxland and what a lender will fund.

Twelve Days Is Not Long to Do Your Homework

CoreLogic recorded 116 house sales at Blaxland in the twelve months to May 2026 at a median of twelve days on market. That is the fastest of the Blue Mountains suburbs compared here and it is faster than most of the Penrith corridor. In a market moving at that speed, reading the section 10.7 planning certificate after you have exchanged is too late, and a pre-approval that has not been tested against the kind of property you are actually chasing is worth less than it looks. Both are things to have in hand before you are standing at an auction.

The Bush Fire Pathway Decides a Build Timetable

The NSW Rural Fire Service states that complying development is not allowed on higher risk bush fire prone land, meaning BAL-40 or Flame Zone. Below that, at BAL Low through BAL-29, the complying development certificate pathway remains available. Blue Mountains City Council’s bush fire prone land map was certified by the RFS Commissioner on 14 May 2025, and any development application on mapped land must include a Bush Fire Assessment Report prepared against Planning for Bush Fire Protection 2019. On an existing house that is largely academic. On a knockdown rebuild or a substantial extension it changes how long you wait for first drawdown on a construction loan, and what a valuer can safely credit as complete.

The Second Dwelling You Are Counting On May Not Fit

Blue Mountains Local Environmental Plan 2015 clause 4.1B provides that consent must not be granted for a dual occupancy unless the lot is at least 1,000 square metres, and requires at least 1,300 square metres for multi dwelling housing or a manor house, in the zones the clause specifies. Blaxland has plenty of blocks under those thresholds. If part of what you are paying for is the idea of a granny flat, a second dwelling or a subdivision later, the lot size and the zone are the first things to check rather than the last, because a block that cannot carry the plan is worth what it is rather than what the plan was worth.

None of this makes Blaxland hard to finance, and 116 households a year manage it. It makes Blaxland a place where the planning certificate does more work than the rate does, and where you need to have read it sooner than you would anywhere else.

Why a Local Broker Matters Here

The first suburb over the boundary, and the fastest market in the mountains.

If you are moving up from Penrith or St Marys, the budget is usually the easy part. What changes is the rulebook attached to the block, and that is worth establishing before you are bidding rather than after you have exchanged. Talk to us first →

We Read the Certificate Before the Payslips

Bush fire prone land, the zone, the minimum lot size and any conservation overlay all sit on the section 10.7 certificate. In a twelve day market we would rather look at that on a shortlist than on a contract, because it is what decides which lenders are comfortable and what a valuer will credit.

Someone Who Lives Up Here

Joe and his family live in the Blue Mountains. There is no office in Blaxland and we do not claim one, but the referral relationships with local agents, builders and conveyancers came out of living here rather than out of a directory.

Legally On Your Side

A home loan is regulated consumer credit, so Best Interests Duty applies to us and we must put your interests ahead of ours. A bank branch has no equivalent obligation.

We Come to You

We visit clients at home or at work across the mountains, including evenings, and run the rest by phone, email and video. You are not driving down the highway to sign anything.

Broker or Straight to Your Bank?

When the property carries the constraints, the number of lenders you can reach is the whole answer.

Using Intellect Finance as your broker compared with going direct to your own bank, for a Blaxland property.
What you get Intellect Finance (broker) Direct with your bank
Lenders compared 100+ 1
Best Interests Duty applies Yes No
Planning certificate read before a lender is chosen Yes Not their job
Pre-approval tested against the property type you are chasing Yes Generic
Turnaround in a twelve day market Lender chosen for speed as well as price Their queue
If one lender declines the security Another lender is tried The answer is no
Meeting in person We come to you in Blaxland Branch, down the hill
Cost to you No fee* No fee

If you bank where your salary is paid and you are buying an ordinary house on an ordinary Blaxland block, ask them first. A long relationship sometimes buys a quicker and more generous answer than a broker can arrange, and in a twelve day market speed is worth real money. If they say yes at a number you can work with, that is the cheapest answer available to you and it involves us not at all.

Where a broker earns the introduction is when the block is the problem rather than the borrower. A bush fire assessed build, a conservation zoned lot, a block that will not carry the second dwelling, or a valuation that comes in under a contract you signed in four days. One lender gives you one answer to each of those. A hundred lenders usually give you a different one.

*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.

How We Work With Blaxland Clients

We hold no office in the mountains. Here is how this actually works instead.

At Your Kitchen Table

We visit clients at home or at work across the lower mountains, including evenings. On a Blaxland purchase this is usually where the contract and the planning certificate get read side by side, which in a fast market is the difference between a considered offer and a hopeful one.

By Phone or Video

Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and nothing waits on a branch appointment.

Down the Hill, If You Prefer

Our offices are outside the mountains and we do not describe any of them as local to Blaxland. If coming to one suits you better than us coming to you, the details are on the Blue Mountains page.

Joseph Sukkar is the principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 since 2005 and holds no premises in the Blue Mountains local government area.

How It Works From Here

Four steps. The first is free and takes about fifteen minutes.

1
15 minutes

Tell Us About the Block, Not Just the Budget

Where you are looking, whether you are coming up from the corridor, your income and your deposit. If you have an address, we want it, because in Blaxland the block drives the lender choice as much as the borrower does. No documents and no credit check.

2
You gather

Only the Documents That Are Needed

We confirm what your chosen lender actually wants before you go chasing any of it.

  • Payslips or business financials
  • Identification
  • Bank and loan statements
  • Contract of sale and the section 10.7 planning certificate
3
We handle

Security Assessment Then Approval

The work is in whether a given lender is comfortable with the block, the zone and the bush fire mapping, and in getting a decision at the speed a twelve day market needs. We pick the lender that suits both and manage the valuation through to approval.

4
Then and after

Settlement and the Review Two Years Later

We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.

Timeframes depend on the lender, the valuer, the council and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us. We are not planners, surveyors, bush fire consultants or insurance brokers.

Blaxland Mortgage FAQs

What people ask before they pick up the phone.

What actually changes when I buy in Blaxland instead of Penrith?

The local government area, and with it most of what governs the block. Blaxland is in the Blue Mountains local government area and Penrith is not. That means Blue Mountains Local Environmental Plan 2015 applies rather than Penrith’s, Blue Mountains City Council’s bush fire prone land map applies rather than Penrith’s flood planning controls, and the conservation zone suite in the Blue Mountains plan has no equivalent down the hill. On price the two are closer than people expect: CoreLogic recorded $1,183,750 at Blaxland against $1,110,500 at Penrith for the twelve months to May 2026. On planning they are not close at all. Everything specific to your block is on the section 10.7 certificate, which you should get from Blue Mountains City Council before you exchange.

How much can I borrow to buy in Blaxland?

Your capacity depends on your income, your commitments, your expenses and your deposit, and then on the property. On the plains that second part is usually a formality. Here it is not. Whether a lender is comfortable depends on the zone, the bush fire mapping, the land size and how much of the lot is genuinely buildable, and lenders differ on all of it. The honest answer is that your range is not a single number, it is a number per lender, and on a bushland block the gap between the best and the worst can be wide enough to change which houses you look at.

The market moves fast here. How do I not get caught out?

CoreLogic recorded a median of twelve days on market at Blaxland over the twelve months to May 2026, on 116 house sales. Two things make the difference at that speed. The first is a pre-approval that has actually been tested against the kind of property you are chasing rather than a generic one, because a lender comfortable with a standard house is not automatically comfortable with a bush fire mapped block. The second is reading the section 10.7 certificate on the shortlist rather than on the contract. Both are free and both take less time than losing a property does.

Can I add a granny flat or subdivide a Blaxland block?

It depends on the lot, and the thresholds are higher than most buyers assume. Blue Mountains Local Environmental Plan 2015 clause 4.1B provides that consent must not be granted for a dual occupancy unless the lot is at least 1,000 square metres, and requires at least 1,300 square metres for multi dwelling housing or a manor house, in the zones that clause specifies. Bush fire mapping and the applicable zone sit on top of that. Check the lot size and the certificate before you exchange rather than after. We are not planners, so obtain a planning certificate from Blue Mountains City Council for the specific property and get your own advice.

Will a bush fire rating stop me getting a loan?

Not by itself, and plenty of Blaxland homes on bush fire prone land carry ordinary mortgages. What a rating changes is the build pathway. The NSW Rural Fire Service states that complying development is not allowed on higher risk bush fire prone land, meaning BAL-40 or Flame Zone, so at those levels a new build or a substantial extension needs a full development application with a Bush Fire Assessment Report rather than a certificate. On buying an existing home that is mostly irrelevant. On a construction loan it changes the wait before first drawdown and what a valuer can credit as complete. Lenders also require building insurance as a settlement condition, and insurance is arranged separately from finance. We are not bush fire consultants or insurance brokers, so get a BAL assessment and an insurance quote for the specific property before you exchange.

Blaxland values barely moved last year. Does that matter to me?

Only in one specific way, and it is worth being clear about the limits. CoreLogic recorded a twelve month change of +2.05% at Blaxland to May 2026, against +16.24% at Springwood over the same period. That is a record of what happened in a closed period. It is not a forecast, and nobody can tell you what either does next. Where it matters today is if a plan you are making assumes equity has accumulated in a Blaxland house over the past year, because for that period it largely did not. If the next move, a renovation or a debt consolidation depends on drawing on that equity, test the assumption before you build a budget on it.

What stamp duty will I pay on a Blaxland property?

Transfer duty depends on the price and on whether you are an owner-occupier or an investor. For eligible first home buyers, Revenue NSW currently exempts new and existing homes from transfer duty at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000, thresholds unchanged since 1 July 2023. Vacant land has separate thresholds of $350,000 and $450,000, which matters here because buying a block first is more common in the mountains than on the plains. Use the calculator at revenue.nsw.gov.au and have your solicitor or conveyancer confirm the exact amount. We do not provide tax or legal advice.

How much does a mortgage broker in Blaxland cost?

Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

General information only. The content on this page is general in nature and does not take into account your objectives, financial situation or needs. It is not credit assistance, financial advice, legal advice or tax advice, and it is not an offer of credit. Consider whether it is appropriate for you and seek your own advice before acting on it.

Nothing here is a guarantee of approval. Loan approval, borrowing capacity, interest rates, loan to value ratios, valuations and eligibility are determined by individual lenders and by independent valuers, not by us. They differ between lenders and change over time. Any figure or timeframe on this page is indicative and is not a quote, an offer, or a prediction of your outcome.

Lender policy. Statements on this page about how lenders treat bushland blocks, conservation zoned land, bush fire assessed construction and constrained lots describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are not published, differ between them and change without notice. Nothing here is a statement that any particular lender applies any particular policy to you or to a property. It is confirmed with the lender in every case before it is relied on.

We hold no premises in the Blue Mountains. Intellect Finance operates from Penrith, Parramatta and Sydney CBD. It occupies no office in the Blue Mountains local government area and makes no claim to one, and this page names no office as local to Blaxland. Our principal broker lives in the Blue Mountains, which is a fact about a person and not a business premises, a branch, or a place at which any service is provided.

Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.

How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.

Planning, bush fire and property information. Planning instruments, development standards and bush fire frameworks described on this page are published by the NSW Government, the NSW Rural Fire Service and Blue Mountains City Council. They change, and they apply lot by lot rather than suburb by suburb. We are not planners, valuers, surveyors, bush fire consultants or insurance brokers. Obtain a section 10.7 planning certificate from Blue Mountains City Council, and a bush fire attack level assessment from an accredited consultant, for any specific property, and seek your own professional advice before you exchange contracts.

Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. We make no representation about which 5% Deposit Scheme price cap applies to the Blue Mountains local government area. The scheme’s published New South Wales regional centres list does not name it and the classification is not stated on the scheme’s price caps page. Confirm the current position directly with Housing Australia. We do not provide tax or legal advice.

Sources and currency, all checked 3 September 2026.

Property market figures. The Blaxland median house value of $1,183,750, the twelve month change of +2.05%, the count of 116 house sales and the median of twelve days on market are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. The Penrith comparison of $1,110,500 and the Springwood comparison of +16.24% are from the same source and the same period. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. A median describes a set of past transactions and says nothing about what any individual property is worth or what you can borrow. Property values can fall as well as rise.

Bush fire. The NSW Rural Fire Service states that complying development is not allowed on higher risk bush fire prone land, being BAL-40 or Flame Zone, per Building on Bush Fire Prone Land. Blue Mountains City Council states that its updated bush fire prone land map was certified by the Commissioner of the NSW Rural Fire Service on 14 May 2025 and is in force, and that development applications on bush fire prone land must include a Bush Fire Assessment Report meeting the requirements of Planning for Bush Fire Protection 2019. No figure is published for the proportion of the local government area or of this suburb that is mapped as bush fire prone, and none is asserted here.

Planning controls. Minimum lot sizes for dual occupancies, multi dwelling housing and manor houses are set by clause 4.1B of Blue Mountains Local Environmental Plan 2015, which applies them in the zones that clause specifies rather than across the whole local government area. Which zone and which standards apply to a given lot is shown on the planning certificate for that lot.

Census figures. Population, median age, tenure, dwelling structure, household income and industry of employment are from the ABS 2021 Census QuickStats profile for Blaxland (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. These figures describe the position in August 2021 and not today. Industry of employment is reported for employed residents of the suburb, which is not the same as the number of jobs located in it.
