Caddens
Mortgage Broker
Caddens is a new suburb, so most of what you will look at is a recently built house or a house and land package rather than something older.
It is also the part of the corridor where the most households are paying off a loan. So it is usually one of two conversations: getting you set up to buy, or checking the loan you already have is still a fair one.

A Few of the 100+ Lenders on Our Panel
Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.
Why Use a Mortgage Broker in Caddens?
Because most of what sells in Caddens is a recently built house or a house and land package, and those are financed a little differently from an older home. It is also the most mortgaged suburb in the corridor, so if you already own here, the rate is the thing worth checking. We look at both across 100+ lenders.
At the 2021 Census 63.6% of Caddens households were buying with a mortgage and only 8.9% owned outright, with 15.7% renting. Both of those are records for the Penrith corridor: no other suburb we have built comes close on either measure, and the corridor suburbs around it typically sit between 35% and 45% mortgaged. That is what a new estate looks like at Census night, and it has two consequences. Almost the entire suburb is exposed to the same loan decisions at roughly the same time, because most households bought within a few years of each other. And there is very little equity-release business here, because there is very little equity that is not already borrowed against. At the same Census the median weekly household income was $2,592, the highest in the corridor, against median monthly mortgage repayments of $2,817, also the highest. High income and high commitment together is a different lending position from high income alone.
We check what your current loan is costing you before we look at anything else. The wider corridor is on the Penrith page.

Built on 25 Years in Western Sydney Finance
Joseph Sukkar started in finance in 2000 and founded Intellect Finance in Penrith in 2005. Since then the team has settled over 6,500 loans across every corner of Western Sydney, from first homes to complex investment and commercial finance.

Caddens Market Snapshot
The Numbers That Change Your Finance
Caddens took a median of twenty six days to sell over the twelve months to May 2026, on 61 house sales. That is the slowest of the Penrith corridor suburbs compared here, against twelve days at Cambridge Park a few minutes north and thirteen at Kingswood. The newest suburb in the corridor is also the most patient one. If you are selling here to upgrade, that is the number to plan the settlement dates around rather than assuming new stock moves quickly. If you are buying, it means you generally have time to read the contract properly, which buyers a suburb away often do not. A median is a market statistic for a closed period. It is never a valuation of your property and never an indication of what you can borrow.

Why Local Matters Here
Four Things That Change a Caddens Loan
Caddens is the most leveraged suburb in the corridor and one of the highest earning. Those two facts pull in opposite directions, and where they meet is where most of the decisions here get made.
Almost Nobody Here Owns Outright
At the 2021 Census 8.9% of Caddens households owned their home outright, against 63.6% buying with a mortgage. Both figures are records for the Penrith corridor. What follows is practical rather than abstract. Most households here bought within a few years of each other, on products priced by the lenders of the day, which means an unusually large share of one suburb reaches the same decision points at the same time. If you have not looked at your loan since you settled, the odds are good that neither has your street, and it costs nothing to find out where you stand. See refinancing.
High Income Does Not Mean Spare Capacity
At the 2021 Census Caddens recorded the highest median weekly household income in the corridor at $2,592, and also the highest median monthly mortgage repayment at $2,817. Those two facts are usually reported as if the first cancels the second. Lenders do not read them that way. Serviceability is assessed on income after existing commitments, with an interest rate buffer applied on top of the actual rate, so a household with a large recent loan can have a strong income and very little room to borrow again. It is the single most common surprise when a Caddens owner goes looking at an investment purchase or a renovation.
More Attached Housing Than the Estates Around It
At the 2021 Census 11.7% of Caddens dwellings were semi-detached, row or terrace, against 87.8% separate houses and 0.3% flats. That share is small by Kingswood standards and large for a new estate, and it matters because the questions attach to the title rather than the postcode. On a duplex or townhouse a lender will typically want the strata or community title documents, and will look at the internal floor area and its own exposure to the complex. A pre-approval obtained on the assumption of a freestanding house is not automatically good for the townhouse two streets over.
The Newest Suburb Is the Slowest to Sell
CoreLogic recorded 61 house sales at Caddens over the twelve months to May 2026 at a median of twenty six days on market, the slowest of the Penrith corridor suburbs compared here and more than double Cambridge Park at twelve days. People assume new stock moves fastest and here it does not. On an upgrade that changes the settlement arithmetic, because you are more likely to be carrying two properties for a period, and a bridging facility is sized on exactly that. See our bridging loans page.
Caddens is a straightforward suburb to lend in and an easy one to over-estimate your own position in. Get the existing loan reviewed and the real borrowing capacity established before you plan the next move around either.
The Local Edge
Why a Local Broker Matters Here
The most leveraged suburb in the corridor, on the newest stock.
We Check the Loan You Already Have First
Before anything else, we run your current rate, structure and repayments against the panel and tell you plainly whether moving is worth the effort. Often it is not, and we say so. If you are borrowing again, we work out the real capacity after your existing commitments rather than the headline one.
A Specialist on the File
Moufid heads residential lending and works the Penrith corridor daily. He sees the same lender policies, the same estates and the same income structures every week, which is the difference between knowing a suburb and having read about it.
Legally On Your Side
A home loan is regulated consumer credit, so Best Interests Duty applies to us and we must put your interests ahead of ours. A bank branch has no equivalent obligation.
Minutes Away, Same Council Area
Our office is Suite 2/86 Henry St, Penrith, a few minutes from Caddens and inside the same local government area. We also meet clients at home or at work, including evenings.
Side-by-Side
Broker or Straight to Your Bank?
When you already carry a large loan, the number of lenders you can reach decides what is still possible.
| What you get | Intellect Finance (broker) | Direct with your bank |
|---|---|---|
| Lenders compared | 100+ | 1 |
| Best Interests Duty applies | Yes | No |
| Your existing rate benchmarked across the panel | Yes | Against their own book |
| Told plainly when staying put is the better answer | Yes | Rarely |
| Capacity assessed across lenders with different buffers | Yes | One calculation |
| If your existing loan blocks the next one | Restructure or another lender is tried | The answer is no |
| Meeting in person | Penrith office, or we come to you | Branch |
| Cost to you | No fee* | No fee |
Ring your own lender and ask them to match a better rate before you do anything else. Existing lenders will often discount to keep a loan rather than lose one, and in a suburb full of recent loans that is a live option. If yours moves, that is the fastest and cheapest outcome available to you and it involves us not at all.
Where a broker earns the introduction is when they say no, or when the existing loan is what blocks the next one. A lender that will not move on your rate, or a serviceability calculation that leaves you short on an investment purchase because of the loan you already have. One lender gives you one answer to each. Across a hundred, the buffers and the policies differ enough that the answer often changes.
*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.
Getting Together
How We Work With Caddens Clients
Wherever suits you. Three ways this actually happens.
At Your Kitchen Table
We visit clients at home or at work right across the corridor, including evenings. On a Caddens review this is usually where a loan statement and a rough idea of what the house is worth get looked at together, which is all it takes to know whether a change is worth making.
By Phone or Video
Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and nothing waits on a branch appointment.
At Our Penrith Office
Suite 2/86 Henry St, Penrith, Monday to Friday, a few minutes from Caddens if you would rather come to us. Parramatta and Sydney CBD are available by arrangement. Details are on the Penrith page.
You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 and worked this corridor since 2005.

How It Works From Here
Four steps. The first is free and takes about fifteen minutes.
Tell Us About the Loan You Already Have
Roughly what is owing, who it is with, what rate you are on and when you settled. That takes about a minute and it is most of the conversation here. If you are buying or borrowing again, your income and your deposit as well. No documents and no credit check.
Only the Documents That Are Needed
We confirm what your chosen lender actually wants before you go chasing any of it.
- Payslips or business financials
- Identification
- Bank and loan statements, and your current loan statement
- Contract of sale, and the strata or community title documents on a townhouse
Capacity, Then Lender, Then Approval
The work here is what you can actually borrow once the existing loan is counted, and which lenders apply the buffers most favourably to your situation. On a purchase we add the title type, because a duplex or townhouse changes which lenders are comfortable. Then we manage the valuation through to approval.
Settlement and the Review Two Years Later
We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.
Timeframes depend on the lender, the valuer, the council and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us. We are not planners, valuers, surveyors or insurance brokers.

More than half the homes there are units or townhouses and the hospital is the biggest employer, so income structure and strata do the work rather than leverage.

Questions Answered
Caddens Mortgage FAQs
What people ask before they pick up the phone.
I settled a few years ago. Is it worth reviewing my loan?
Almost always worth finding out, and it costs nothing to. A loan set up a few years ago was priced on that lender’s appetite then, on your income then, and on a valuation then. All three usually move. In Caddens this matters more than most places because at the 2021 Census 63.6% of households were buying with a mortgage, the highest share in the corridor, and most of them settled within a few years of each other. We run your current rate and structure against the panel and tell you plainly what the difference would be. Sometimes it is not enough to justify the paperwork, and when that is the answer we say so.
I earn well but a lender said I could not borrow more. Why?
Because capacity is assessed on what is left after your existing commitments, not on your income alone, and lenders add an interest rate buffer on top of the actual rate when they test whether you could still afford the repayments. A large recent mortgage consumes a lot of that headroom. At the 2021 Census Caddens had both the highest median household income in the corridor at $2,592 a week and the highest median monthly repayment at $2,817, so this combination is normal here rather than unusual. Buffers and treatment of existing debt differ between lenders, which is why the same household gets materially different answers depending on where the application goes.
How much can I borrow to buy in Caddens?
It depends on your income, your existing commitments, your expenses and your deposit, and then on the property. Most of Caddens is freestanding houses, which is the simplest security a lender assesses. The 11.7% that is semi-detached, duplex or townhouse adds the title documents, the internal floor area and the lender’s exposure to that complex. Your range is a number per lender rather than one number, and the gap widens considerably if you already carry a loan. We work out which lenders give you the best of it before anything is lodged.
Is a Caddens townhouse assessed differently from a house?
Yes. At the 2021 Census 11.7% of Caddens dwellings were semi-detached, row or terrace against 87.8% separate houses. On attached stock a lender will typically want the strata or community title documents, will consider the state of the sinking fund, and will look at the internal living area as the valuer measures it rather than as the listing describes it. Some also limit how much of a single complex they will hold. Those policies are set by individual lenders, are not published, differ between them and change, so a property one lender is comfortable with can be declined by another for reasons that have nothing to do with you.
I want to buy an investment property. What is likely to stop me?
Almost always the loan you already have, rather than your income or your deposit. The assessment counts your existing repayments, applies a buffer to the rate on both loans, and then asks whether the numbers still work. In a suburb where the median monthly repayment was $2,817 at the 2021 Census, that leaves less room than most people expect. It is not necessarily a no. Lenders differ in how they treat existing debt and in the size of the buffer they apply, and sometimes restructuring the current loan changes the answer. It is worth establishing before you start looking rather than after you have made an offer.
Caddens seems slow to sell. Does that affect me?
Only if you are selling here to buy elsewhere, and then it matters a lot. CoreLogic recorded a median of twenty six days on market at Caddens over the twelve months to May 2026, on 61 house sales, the slowest of the corridor suburbs compared here and more than double Cambridge Park at twelve days. If you buy before you sell, a bridging facility is sized and priced on how long you are expected to hold both, so planning on a fortnight when the local median is nearly four weeks is an expensive assumption. That is a record of a closed period and your own property may take longer or less.
What stamp duty will I pay on a Caddens property?
Transfer duty depends on the price and on whether you are buying as an owner-occupier or an investor. For eligible first home buyers, Revenue NSW currently exempts new and existing homes from transfer duty at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000, thresholds unchanged since 1 July 2023. CoreLogic recorded a Caddens median house value of $1,205,000 for the twelve months to May 2026, so a typical house here sits above both thresholds. Use the calculator at revenue.nsw.gov.au and have your solicitor or conveyancer confirm the exact amount. We do not provide tax or legal advice.

Lender policy. Statements on this page about serviceability assessments, interest rate buffers, the treatment of existing debt, strata and community title documents, internal floor area and exposure to a single complex describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are not published, differ between them and change without notice. Nothing here is a statement that any particular lender applies any particular policy to you or to a property. It is confirmed with the lender in every case before it is relied on.
Our office is in Penrith, not in Caddens. Intellect Finance operates from Suite 2/86 Henry St, Penrith, and from offices in Parramatta and Sydney CBD. It occupies no premises in Caddens and makes no claim to one. Where this page refers to the Penrith office being nearby, that describes a genuine distance inside the same local government area and nothing more.
Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.
How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Property market figures. The Caddens median house value of $1,205,000, the twelve month change of +5.31%, the gross rental yield of 3.45%, the count of 61 house sales and the median of twenty six days on market are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. The Cambridge Park and Kingswood comparison figures are from the same source and the same period. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. A median describes a set of past transactions and says nothing about what any individual property is worth or what you can borrow. Property values can fall as well as rise.
Refinancing. Whether refinancing benefits you depends on your current rate and structure, the costs of discharging and establishing a loan, the remaining term, and your circumstances. A lower rate does not always produce a better outcome, and extending a loan term can increase the total interest paid even at a lower rate. Nothing on this page is a representation that you would save money by refinancing.
Serviceability and buffers. Borrowing capacity is assessed by each lender under its own policy, including an interest rate buffer applied when testing repayments. Those policies and buffers are set by lenders and by their regulators, not by us, differ between lenders and change. Nothing on this page is a statement of what you can borrow.
Census figures. Population, median age, tenure, dwelling structure, household income and industry of employment are from the ABS 2021 Census QuickStats profile for Caddens (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. These figures describe the position in August 2021 and not today. Industry of employment is reported for employed residents of the suburb, which is not the same as the number of jobs located in it.
