Cambridge Park
Mortgage Broker
Cambridge Park is nearly all houses. There are barely any units here, so unlike a couple of suburbs nearby you cannot buy something smaller to get in cheaper.
That makes the deposit and the stamp duty the whole conversation, and both have thresholds worth knowing before you start looking.
100+ lenders compared, no fee to you.
Fifteen minutes. No commitment, no paperwork, no credit check. Nothing goes to a lender until you have said yes.

Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.
Why Use a Mortgage Broker in Cambridge Park?
Because in Cambridge Park there is no cheaper way in. Almost every home here is a freestanding house, so unlike St Marys or Kingswood you cannot step down to a unit to get your foot in the door. That makes the deposit and the stamp duty thresholds the whole conversation, and both are worth working out before you start looking rather than after.
At the 2021 Census 84.4% of Cambridge Park dwellings were separate houses, with 14.0% semi-detached and just 1.5% flats. Compare that with St Marys at 51.2% houses or Kingswood at 44.7%, where roughly half the stock is attached and a unit is a genuine cheaper entry point. Cambridge Park does not have that option. At the same Census the median weekly household income here was $1,535 and 36.7% of households rented, so there is a substantial group of local renters looking to buy, and the only thing available to them is a house. CoreLogic recorded a median house value of $1,096,500 for the twelve months to May 2026, which sits above both New South Wales first home buyer duty thresholds. The result is a suburb where the deposit, the duty and any guarantor arrangement carry far more weight than the choice of property does.
We work out the deposit and duty position first, because in this suburb it is usually what decides things. The wider corridor is on the Penrith page.

Built on 25 Years in Western Sydney Finance

Cambridge Park Market Snapshot
The Numbers That Change Your Finance
Revenue NSW exempts eligible first home buyers from transfer duty on homes at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000. CoreLogic recorded a Cambridge Park median house value of $1,096,500 for the twelve months to May 2026, which is above both. In a suburb where the median weekly household income was $1,535 at the 2021 Census, that is worth knowing before you shortlist rather than after, because full duty on a purchase at that level is a substantial addition to the deposit you already need. Some properties here transact below those thresholds and some do not, and the only figure that matters is the one on your contract. A median is a market statistic for a closed period. It is never a valuation of your property and never an indication of what you can borrow.

Why Local Matters Here
Four Things That Change a Cambridge Park Loan
Cambridge Park is a suburb of houses on modest incomes, which sounds unremarkable until you notice what it means: there is no cheaper option here. That single fact reshapes every part of the conversation.
There Is No Cheaper Way In
At the 2021 Census 84.4% of Cambridge Park dwellings were separate houses and only 1.5% were flats. In St Marys 30.0% of dwellings were semis or townhouses and 18.5% were flats; in Kingswood the figures were 35.0% and 20.0%. In both of those suburbs a buyer priced out of a house can buy a unit instead. Here that option barely exists. It means the entry price is the house price, and the deposit conversation cannot be solved by looking at smaller stock, which is how it usually gets solved elsewhere in the corridor.
The Typical House Clears Both Duty Thresholds
Revenue NSW currently exempts eligible first home buyers from transfer duty at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000, thresholds unchanged since 1 July 2023. CoreLogic recorded a Cambridge Park median house value of $1,096,500 for the twelve months to May 2026, above both. For a household on the sort of income recorded here at the 2021 Census, full transfer duty on top of a deposit is a material addition rather than a rounding error, and it is the single most common thing people have not budgeted for when they first sit down with us. Properties do transact below the thresholds here, and finding one changes the arithmetic considerably.
More Than a Third of the Suburb Rents
At the 2021 Census 36.7% of Cambridge Park households were renting, against 26.3% owning outright and 34.4% buying with a mortgage. A renter-heavy suburb of houses is an unusual combination, and it produces two different clients on the same street. There are local renters trying to buy, for whom the deposit and any family guarantee are the whole problem. And there are investors, for whom the question is the rental assessment and how much of the appraised rent a given lender will count. Those are different applications and different lenders, and the same property can suit one and not the other.
Transport Work Is a Local Employer, and It Reads Awkwardly
At the 2021 Census road freight transport was among the five largest industries of employment for Cambridge Park residents at 3.0%, alongside supermarkets at 4.0% and hospitals at 3.8%. Transport work is frequently owner-driver, contract or heavily loaded with overtime and allowances, and lenders each set their own rules on what proportion of that they will count and how long you need to have been receiving it. None of those rules are published, they differ between lenders and they change. Two lenders can read the same evidence and reach materially different capacities, which is worth establishing before an application is lodged rather than after one comes back short.
Cambridge Park is not a hard suburb to lend in. It is one where the money you need up front matters more than anywhere else nearby, because the housing stock gives you nothing cheaper to fall back on. Work out the deposit, the duty and any guarantee first.
The Local Edge
Why a Local Broker Matters Here
Houses only, modest incomes, and a lot of local renters wanting to buy.
We Work the Deposit Problem First
The deposit, the transfer duty, whether any first home buyer concession is available at the price you are looking at, and whether a guarantor arrangement would change the answer. In a suburb with no cheaper stock to fall back on, that is where a purchase is won or lost, and none of it needs a credit check to work out.
A Specialist on the File
Moufid heads residential lending and works the Penrith corridor daily. He sees the same lender policies, the same estates and the same income structures every week, which is the difference between knowing a suburb and having read about it.

Broker or Straight to Your Bank?
When the deposit is the constraint, the number of lenders you can reach is the whole answer.
| What you get | Intellect Finance (broker) | Direct with your bank |

| Lenders compared | 100+ | 1 |
| Best Interests Duty applies | Yes | No |
| Deposit, duty and guarantee options worked through together | Yes | Their product only |
| Mortgage insurance compared across lenders | Yes | One premium |
| Contract, overtime and allowance income tested across lenders | Yes | Their scale only |
| If your deposit falls short with one lender | Another lender or structure is tried | The answer is no |
| Meeting in person | Penrith office, or we come to you | Branch |
| Cost to you | No fee* | No fee |
If you already bank somewhere and your situation is straightforward, ask them first. A salaried buyer with a clean deposit and no complications is the simplest application there is, and an existing lender will often price it competitively without any of the work on this page. If the number works, take it. It involves us not at all.
Where a broker earns the introduction is when the deposit is short or the income is awkward. A guarantee that one lender will not accept in the form your family can offer, mortgage insurance priced very differently across insurers, or an income built on overtime and allowances that one lender discounts to nothing. Each of those is a no from a single lender and usually a yes from someone on a panel of a hundred.
*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.
Getting Together
How We Work With Cambridge Park Clients
Wherever suits you. Three ways this actually happens.
At Your Kitchen Table
We visit clients at home or at work right across the corridor, including evenings and around shift rosters. On a first purchase this is usually where the deposit, any family help and the duty get worked through properly on paper, which is hard to do in a branch appointment.
By Phone or Video
Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and nothing waits on a branch appointment.
At Our Penrith Office
Suite 2/86 Henry St, Penrith, Monday to Friday, a few minutes from Cambridge Park if you would rather come to us. Parramatta and Sydney CBD are available by arrangement. Details are on the Penrith page.
You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 and worked this corridor since 2005.
What We Cover
Every Home Loan Type, One Broker
Cambridge Park is a suburb of houses where the deposit does most of the work. These are the ones that come up here most.

With more than a third of the suburb renting and no cheaper unit stock to buy into, this is where most Cambridge Park conversations start.

Family security can remove the need for mortgage insurance entirely, and in a suburb with no cheaper stock it is often the thing that makes a purchase possible.

More than a quarter of the suburb owns without a loan, which makes releasing equity a more common conversation here than the income figures suggest.

How It Works From Here
Four steps. The first is free and takes about fifteen minutes.
Tell Us What You Have Saved, Not Just What You Earn
Your deposit and where it came from, whether family can help and in what form, how you are paid and how much of it is overtime, allowances or contract work, and whether you have owned before. That last one decides the duty. No documents and no credit check.
Only the Documents That Are Needed
We confirm what your chosen lender actually wants before you go chasing any of it.
- Payslips, including any showing overtime or allowances
- Identification
- Bank and loan statements, and evidence of genuine savings
- Contract of sale, once you have one
Deposit Structure, Then Approval
The work here is in how the deposit is assembled: what a given lender counts as genuine savings, what mortgage insurance would cost with each of them, whether a guarantee removes it, and how much of your overtime or contract income is counted. We pick the lender that suits all of it and manage the valuation through to approval.
Settlement and the Review Two Years Later
We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.
Timeframes depend on the lender, the valuer, the council and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us. We are not planners, valuers, surveyors or insurance brokers.

More than half the homes there are units or townhouses, so a buyer priced out of a house here has an option there that does not exist in Cambridge Park.
Caddens
A similar price for a house but the corridor’s highest incomes and its highest mortgage share, so the existing loan rather than the deposit is what decides things there.
Buying your first place? Start with first home buyer loans and pre-approval. If family can help with the deposit, guarantor home loans is the place to start, because it often removes mortgage insurance altogether.
Questions Answered
Cambridge Park Mortgage FAQs
What people ask before they pick up the phone.
I am renting here and want to buy. Where do I start?
With the deposit rather than the property, because in Cambridge Park the property does not give you much room to move. At the 2021 Census 84.4% of dwellings here were separate houses and just 1.5% were flats, so unlike St Marys or Kingswood there is no cheaper unit to buy instead. What that means practically is that the levers are the deposit itself, what a lender counts as genuine savings, what mortgage insurance would cost, whether a family guarantee is available, and whether any first home buyer duty concession applies at the price you are looking at. All of that can be worked out in a first conversation with no documents and no credit check.
Will I pay stamp duty on a Cambridge Park house?
Probably, and it is worth modelling early. Revenue NSW currently exempts eligible first home buyers from transfer duty on homes at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000, thresholds unchanged since 1 July 2023. CoreLogic recorded a Cambridge Park median house value of $1,096,500 for the twelve months to May 2026, which sits above both. That does not mean every property here clears them, because a median describes the middle of a range and plenty of sales fall below it, but it does mean full duty is the likely case rather than the exception. Use the calculator at revenue.nsw.gov.au and have your solicitor or conveyancer confirm the exact amount. We do not provide tax or legal advice.
Can my parents help without giving me money?
Often yes. A guarantor arrangement uses part of their property as additional security for your loan, without them handing over cash, and it can remove the need for lenders mortgage insurance entirely. That saving is frequently larger than people expect and it goes straight to the amount you need up front. It is a serious commitment for them: their property may be at risk if the loan is not repaid, and lenders require guarantors to obtain independent legal advice. Lenders also differ on what form of guarantee they accept and on how much of the security they will take. See our guarantor home loans page.
A lot of my pay is overtime and allowances. Does it count?
Usually some of it, and how much is the whole question. At the 2021 Census road freight transport was among the five largest industries of employment for Cambridge Park residents, alongside supermarkets and hospitals, and all three commonly involve shift loadings, overtime, allowances or contract arrangements. Lenders each set their own rules on what proportion of that income they include and how long you need to have been receiving it before it counts. Those rules are not published, differ between lenders and change. The result is that the same payslips produce materially different borrowing capacities depending on where the application goes, which is solvable only before it is lodged.
How much can I borrow to buy in Cambridge Park?
It depends on your income and how a given lender reads it, your existing commitments, your expenses and your deposit. Because so much local income involves overtime, allowances or contract work, the spread between lenders is wider here than in a suburb of straightforward salaries, and the honest answer is that your range is a number per lender rather than one number. The property side is comparatively simple, since almost everything here is a freestanding house, which is the security type lenders assess most readily. We work out which lenders give you the best of it.
Values moved a lot last year. What does that mean for me?
Different things depending on which side of it you are on. CoreLogic recorded a twelve month change of +17.90% for Cambridge Park houses to May 2026, on 102 sales at a median of twelve days on market. That is a record of a closed period. It is not a forecast and nobody can tell you what happens next. If you already own here, the equity position may be further along than you assume, and that is worth establishing with a proper valuation before you plan a renovation or a next purchase around it. If you are trying to buy, it means the deposit target has moved, which is the argument for getting the structure sorted now rather than saving toward a number that keeps changing.
Is Cambridge Park a good place to invest?
The rental case is straightforward and you should see both sides. At the 2021 Census 36.7% of Cambridge Park households rented, and CoreLogic recorded a gross rental yield of 3.33% with a median weekly house rent of $620 for the twelve months to May 2026, on a median house value of $1,096,500. Houses rather than units means no strata levies and no complex-exposure limits, which simplifies the lending. Against that, the stock is older and almost entirely detached, so maintenance sits with you, and a twelve day median time on market cuts both ways depending on whether you are buying or selling. This is general information rather than a recommendation, we are not licensed to give investment advice, and property values can fall as well as rise. See our investment loan options.
How much does a mortgage broker in Cambridge Park cost?
Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

Property market figures. The Cambridge Park median house value of $1,096,500, the twelve month change of +17.90%, the gross rental yield of 3.33%, the median weekly house rent of $620, the count of 102 house sales and the median of twelve days on market are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. The Caddens comparison figures are from the same source and the same period. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. A median describes the middle of a range of past transactions: properties here transact both above and below it, and it says nothing about what any individual property is worth or what you can borrow. Property values can fall as well as rise.
Transfer duty. The first home buyer exemption at or below $800,000 and the concessional rate above $800,000 and below $1,000,000 are set by Revenue NSW, apply to eligible purchasers only, and are subject to eligibility criteria we do not administer. Whether duty is payable on a particular purchase depends on the contract price and on your circumstances, not on a suburb median. Confirm the amount with your solicitor or conveyancer. We do not provide tax or legal advice.
Guarantees. A guarantee is a legally binding commitment under which the guarantor’s property may be at risk if the borrower defaults. Lenders require guarantors to obtain independent legal advice. Nothing on this page is legal advice or a recommendation to provide a guarantee.
Comparison figures for other suburbs. The St Marys and Kingswood dwelling structure percentages used for comparison are from the ABS 2021 Census suburb profiles for those suburbs and describe the position in August 2021.
Census figures. Population, median age, tenure, dwelling structure, household income and industry of employment are from the ABS 2021 Census QuickStats profile for Cambridge Park (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. These figures describe the position in August 2021 and not today. Industry of employment is reported for employed residents of the suburb, which is not the same as the number of jobs located in it.
