Very fast and easy application and approval process. My accountant had doubts about my ability to secure a loan but the team at Intellect Finance provided loan options with 3 different big banks (ANZ, NAB, St George). The team responds to emails quickly, always answers calls and is always available for any questions. The team made the process easy and straight forward, my endless gratitude to the fantastic team

A Few of the 100+ Lenders on Our Panel

Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.

Why Use a Mortgage Broker in Glenmore Park?

Because in Glenmore Park the property is rarely what holds a loan up. It is how much a lender thinks you can afford to repay, and they each work that out differently, so the same household can be offered very different amounts. We test your numbers against 100+ lenders before anything goes in.

Glenmore Park is the Penrith corridor’s mortgage belt. At the 2021 Census 53.4% of its households were paying off a mortgage and 90.6% of its dwellings were separate houses, and CoreLogic recorded 326 house sales in the twelve months to May 2026 at a median of fourteen days on market. That combination changes lending here in a specific way. With a deep pool of recent comparable sales a valuation rarely derails a purchase, so the decision usually turns on serviceability rather than on the property. The exception is Glenmore Park Stage 3, gazetted with effect from 30 June 2023 for roughly 2,300 dwellings south of the existing suburb, where a house and land purchase is a construction loan released in stages rather than a single advance.

Intellect Finance is based on Henry St, Penrith, about ten minutes from Glenmore Park, and has been working with buyers and refinancers across the Penrith corridor since 2005.

Read the median carefully

326 sales is a real market, so unlike the thinner suburbs around it Glenmore Park does have a median worth publishing, and at 90.6% separate houses it describes most of what actually trades. CoreLogic puts it at $1,250,000 for the twelve months to May 2026, at a median of fourteen days on market. Two cautions. It is a market statistic for a period that has already closed, so it is not a valuation and no lender will advance against it. And it covers established houses only. Stage 3 house and land is priced as a lot plus a build contract and does not sit in this series at all.

Median house value, sale count and days on market: CoreLogic via Your Investment Property, 12 months to May 2026. Tenure and dwelling mix: ABS 2021 Census, Glenmore Park (NSW). All figures checked 1 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

Four Things That Decide a Glenmore Park Loan

A valuer pricing a Glenmore Park house has hundreds of recent sales to work from, which is the opposite of the problem three kilometres east in Orchard Hills. That moves the risk in your loan off the property and onto you, and most of what follows comes from it.

The Valuation Is Rarely Where a Deal Dies

326 house sales in twelve months, more than twice Penrith’s own count, on a suburb that is 90.6% separate houses. A valuer here has genuine comparables on adjacent streets. That is worth knowing because it tells you where to put your attention: not on whether the property will value up, but on whether your income, commitments and expenses clear the lender’s own serviceability test.

Half the Suburb Is Already Mid-Mortgage

At the 2021 Census 53.4% of households here were paying off a mortgage and only 22.8% owned outright. That is a very different suburb from the ones either side of it, and it means the most common question in Glenmore Park is not whether you can borrow. It is whether the loan you signed several years ago, on a different set of numbers, is still the one you should be paying.

Stage 3 Is a Different Loan Entirely

The Glenmore Park Stage 3 amendment was gazetted with effect from 30 June 2023, covering 206 hectares south of the existing suburb for roughly 2,300 dwellings. Buying there usually means a lot contract and a build contract, funded as a construction loan drawn down against certified progress rather than paid out at once. Different product, different lender shortlist, different timeline. Decide which one you are buying before you sign either.

The Floodplain Next Door Is Not This Suburb

The NSW SES flood guide for the Penrith and Emu Plains floodplain names Penrith, Emu Plains, Emu Heights, Cranebrook, Jamisontown, Leonay, Castlereagh, Mulgoa, Regentville, Penrith Lakes and Thornton Estate. Glenmore Park is not among them. Buyers hear that the Nepean floods and assume it prices every block in the district. It is a suburb-level list and it settles nothing about a specific property, which a planning certificate from Council does, but the conversation that shapes a valuation across the road does not automatically apply here.

None of this makes Glenmore Park hard to finance. It makes it a place where your own numbers do more work than the property does. Call us before you offer, or before you sign a discharge form.

Why a Local Broker Matters Here

A suburb of buyers and a suburb of borrowers at the same time. They need different things.

Lenders assess income, existing commitments and living expenses on their own scales, and those scales differ enough that the same household can clear one and fail another. On a fourteen day market that is worth knowing before you make an offer, not after. Talk to us first →

Serviceability, Tested Properly

We run your numbers against the policies of multiple lenders before anything is lodged, rather than applying to one and finding out. On a fourteen day market a failed application is not just a delay, it is the house.

A Specialist on the File

Moufid heads residential lending and works the Penrith corridor daily. He handles established purchases, Stage 3 construction lends and refinances side by side, so he knows which of the three you are actually in before the paperwork starts.

Broker or Straight to Your Bank?

When serviceability is the constraint, the number of lenders you can reach is the whole answer.

If you are refinancing, ring your current lender before you ring us. Many will discount to keep a good borrower, and a retention offer costs you no application, no new valuation and no discharge fee. That is the cheapest outcome available to you and it involves us not at all. Ask them first, then ask us what the rest of the market is doing.

Where a broker earns the introduction is serviceability. Lenders assess income, existing commitments and living expenses on their own scales, and on a household carrying a mortgage and children the gap between the most and least generous is not a few points of rate. It is whether the loan happens at the size you need.

*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.

How We Work With Glenmore Park Clients

Wherever suits you. Three ways this actually happens, and none of them need you to take a morning off.

At Your Kitchen Table

We visit clients at home or at work right across the corridor, including evenings, which for a household with school-age children is usually the only time both of you are in the same room. On a refinance this is where the useful conversation happens, because your statements are already there.

By Phone or Video

Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and you are never chasing a branch appointment to sign something.

At Our Nearest Office

Our nearest office is in Penrith, about ten minutes away, Monday to Friday, if you would rather come to us. Parramatta and Sydney CBD are available by arrangement. Details are on the Penrith page.

You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 and worked this corridor since 2005.

How It Works From Here

Four steps. The first is free and takes about fifteen minutes.

1
15 minutes

Tell Us the Numbers

Income, existing commitments, roughly what you spend, and your deposit or your current loan balance. Whether you are buying established, buying in Stage 3, or reviewing what you already have. No documents and no credit check. You finish knowing your real range and which lenders suit it.

Only the Documents That Are Needed

We confirm what your chosen lender actually wants before you go chasing any of it.

  • Payslips or business financials
  • Identification
  • Bank and loan statements
  • Contract of sale, or your current loan statement
3
We handle

Serviceability Then Approval

The valuation here is usually the straightforward part. The work is in how each lender treats your income, your commitments and your living expenses, and in structuring the loan so it still suits you in five years. On a Stage 3 build we also manage the progress draws through to completion.

4
Then and after

Settlement and the Review Two Years Later

We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.

Timeframes depend on the lender, the valuer and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us.

Glenmore Park Mortgage FAQs

What people ask before they pick up the phone.

How much can I borrow to buy in Glenmore Park?

In a suburb this well supplied with comparable sales, your capacity is set almost entirely by your own numbers rather than by the property. Lenders assess your income, your existing commitments including credit card limits you do not use, your living expenses and your deposit, and they each do it on their own scale. The same household can be assessed materially differently by two lenders. That is why the useful first step here is a serviceability comparison rather than an application, and why we run one before anything is lodged.

What is my Glenmore Park home worth, and will a lender lend against that?

Those are two different questions. CoreLogic put the median house value at $1,250,000 for the twelve months to May 2026, which is a market statistic for a period that has already closed. A lender will not advance against it. What a lender uses is an independent valuation of your specific property, and in Glenmore Park that valuation usually lands close to expectations because the valuer has hundreds of recent local sales to work from. Useful for setting expectations, not for setting a loan amount.

Should I refinance my Glenmore Park mortgage?

Sometimes, and often the honest answer is no. Start by asking your current lender what they will do to keep you, because a retention discount costs you no application, no new valuation and no discharge fee, and it is the cheapest outcome on the table. If they will not move, the questions are whether another lender’s saving actually covers the switching costs, whether you would be resetting your loan term and paying more interest over its life, and whether your serviceability still supports a move. We will tell you when the numbers say stay where you are.

How does buying in Glenmore Park Stage 3 differ from buying an established home?

It is a different loan product. An established purchase is one contract and one advance at settlement. Stage 3 house and land is usually a lot contract and a separate build contract, funded as a construction loan where the lender releases money in stages against certified progress and you pay interest only on what has been drawn. Lenders differ on which builders and contracts they will accept, on how they treat cost variations, and on how long they will hold an approval while you build. Choose the lender before you sign the build contract, not after.

Does Glenmore Park flood, and would it affect my loan?

The NSW SES flood guide for the Penrith and Emu Plains floodplain, published in March 2022, names Penrith, Emu Plains, Emu Heights, Cranebrook, Jamisontown, Leonay, Castlereagh, Mulgoa, Regentville, Penrith Lakes and Thornton Estate as the affected localities. Glenmore Park is not among them. That is a suburb-level list and it does not settle anything about a particular property, which can still be affected by local overland flow or drainage. Flood affectation, where it exists, can change an insurance premium and a valuer’s assessment. Obtain a planning certificate from Penrith City Council for the specific property before you exchange. We are not planners, valuers or insurance brokers.

What stamp duty will I pay on a Glenmore Park property?

Transfer duty depends on the price and on whether you are buying as an owner-occupier or an investor. For eligible first home buyers, Revenue NSW currently exempts new and existing homes from transfer duty at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000, thresholds unchanged since 1 July 2023. Set against a median house value of $1,250,000 for the twelve months to May 2026, an established house here will usually sit above both. Vacant land is treated separately, with its own lower thresholds, which is worth checking if you are buying a Stage 3 lot. Use the calculator at revenue.nsw.gov.au and have your solicitor or conveyancer confirm the exact amount. We do not provide tax or legal advice.

Is Glenmore Park a good suburb to invest in?

It is a liquid, owner-occupier dominated market: 76.2% of households owned their home outright or with a mortgage at the 2021 Census, and houses sold at a median of fourteen days on market over the twelve months to May 2026. CoreLogic put the median weekly house rent at $790 against a median value of $1,250,000 over the same period, so the gross yield is modest and any case rests on capital growth over a multi-year hold rather than on income. An owner-occupier suburb also means fewer investors to sell to later. This is general information, not a recommendation, and property values can fall as well as rise. See our investment loan options.

How much does a mortgage broker in Glenmore Park cost?

Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

General information only. The content on this page is general in nature and does not take into account your objectives, financial situation or needs. It is not credit assistance, financial advice, legal advice or tax advice, and it is not an offer of credit. Consider whether it is appropriate for you and seek your own advice before acting on it.

Nothing here is a guarantee of approval. Loan approval, borrowing capacity, interest rates, loan to value ratios, valuations and eligibility are determined by individual lenders and by independent valuers, not by us. They differ between lenders and change over time. Any figure or timeframe on this page is indicative and is not a quote, an offer, or a prediction of your outcome.

Lender policy on serviceability. Statements on this page about how lenders assess income, existing commitments and living expenses, and about the differences between them, describe ordinary lending practice as we encounter it across our panel. Serviceability policies are set by individual lenders, are not published, differ between them and change without notice. Nothing here asserts that any particular lender applies any particular assessment to any household, street or postcode, and nothing here is a statement of what any lender will approve.

Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.

How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.

Refinancing. Switching lenders can involve discharge fees, new application or settlement fees, and government registration charges, and extending your loan term can increase the total interest you pay over its life even where the repayment falls. Whether refinancing leaves you better off depends on your own circumstances and on figures current at the time. Nothing on this page is a recommendation to refinance.

Planning and property information. Planning instruments and development controls described on this page are published by the NSW Government and Penrith City Council and apply in New South Wales. They change, and they apply lot by lot rather than suburb by suburb. We are not planners, valuers, surveyors or insurance brokers. Obtain a planning certificate from Penrith City Council for any specific property and seek your own professional advice before you exchange contracts.

Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. Confirm the current position with the issuing authority. We do not provide tax or legal advice.

Property market figures. The Glenmore Park median house value of $1,250,000, the 326 house sales, the median of fourteen days on market and the median weekly house rent of $790 are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. Suburb medians move. Property values can fall as well as rise.

Tenure, dwelling mix and household income. From the ABS 2021 Census QuickStats profile for Glenmore Park (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. Those figures describe the position in August 2021 and not today.

Glenmore Park Stage 3. The amendment to Penrith Local Environmental Plan 2010 was gazetted and came into effect on 30 June 2023, applying to a 206 hectare site south of the existing suburb bounded by The Northern Road, Chain-O-Ponds Road and Mulgoa Nature Reserve, and facilitating approximately 2,300 dwellings, per Penrith City Council. Delivery is staged and we make no representation about when any particular lot or release will be available.

Flood. The localities named on this page as being in the Penrith and Emu Plains floodplain are those listed in the NSW SES flood guide for that floodplain, published March 2022. Glenmore Park is not among them. That is a suburb-level list for one floodplain and it is not a statement that any individual property is free of flood or overland flow risk, nor that any other locality is affected in full. Flood affectation is determined lot by lot. Obtain a planning certificate from Penrith City Council for the specific property.
