Jordan Springs
Mortgage Broker
Fewer than one household in twelve owns outright in Jordan Springs, and the median age is thirty. Most of the lending here is a first home, a house and land build, or both at once. We compare 100+ lenders and find the ones that suit your builder and your contract before you sign either.
Fifteen minutes. No commitment, no paperwork, no credit check. Nothing goes to a lender until you have said yes.

Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.
Why Use a Mortgage Broker in Jordan Springs?
Because most people buying in Jordan Springs are financing a build rather than a finished house, and a construction loan works nothing like an ordinary one. The money comes out in stages tied to your builder’s progress, and lenders differ on which builders and contracts they will accept. We match yours before you sign anything.
Jordan Springs is a master-planned estate that is still releasing land, and its lending profile is unlike any established suburb in the Penrith corridor. At the 2021 Census only 7.6% of households owned outright against 56.5% carrying a mortgage, the median age was 30 and 61.4% of families were couples with children. Two things follow. Buying here often means a lot contract and a separate build contract funded as a construction loan rather than a single purchase, which is a different product with a different lender shortlist. And in Jordan Springs East specifically, Penrith City Council has amended the planning certificate notations on affected lots, stating that earthworks in substantial parts of that release were not undertaken in accordance with its engineering standards and that lots carrying more than 400mm of fill are treated as Class P for planning purposes. A planning certificate is a document a valuer reads and a lender sees, so on those lots the certificate should come before the lender is chosen, not after.
Intellect Finance is based on Henry St, Penrith, about ten minutes from Jordan Springs, and has been working with buyers and builders across the Penrith corridor since 2005.

Why Jordan Springs Buyers Choose Us
Built on 25 Years in Western Sydney Finance
Joseph Sukkar started in finance in 2000 and founded Intellect Finance in Penrith in 2005. Since then the team has settled over 6,500 loans across every corner of Western Sydney, from first homes to complex investment and commercial finance.

Jordan Springs Market Snapshot
The Numbers That Change Your Finance
CoreLogic puts the median house value at $1,100,000 for the twelve months to May 2026, across 186 sales at a median of eighteen days on market. That is a real market and the figure is worth publishing. What it does not describe is the thing most people here are actually buying. Almost every dwelling in Jordan Springs is recent, so the median reflects a narrow band of near-new houses rather than a spread of ages and conditions, and a house and land package is priced as a lot plus a build contract and does not sit in this series at all. It is a market statistic for a period that has closed, never a valuation, and no lender will advance against it.
Median house value, sale count and days on market: CoreLogic via Your Investment Property, 12 months to May 2026. Tenure, dwelling mix, median age and family composition: ABS 2021 Census, Jordan Springs (NSW). All figures checked 1 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

Why Local Matters Here
Four Things That Change a Jordan Springs Loan
A suburb built almost entirely in the last fifteen years, still releasing land, with a planning notation over part of it. Nothing about lending here works the way it does in a suburb with sixty years of houses in it.
In Jordan Springs East, Read the Certificate First
Penrith City Council states that earthworks in substantial parts of Jordan Springs East were not undertaken in accordance with the specified technical and control requirements or its engineering standards, and that lots with more than 400mm of fill are treated as Class P for planning purposes. Council amended the planning certificate notations on affected lots in September 2020 and again in February 2021. A planning certificate is a document a valuer reads and a lender sees. Get it for the specific address before you choose a lender, because what it means for an application differs between them.
There Are Almost No Old Houses Here
Only 7.6% of households owned outright at the 2021 Census, in a suburb where the oldest homes are barely fifteen years old. A valuer working here is comparing your property against other recent sales in the same estate rather than against decades of varied stock. That makes valuations consistent, but it also means they tend to track what the estate is currently selling for rather than test it independently. Useful to know if you are buying at the top of a release.
A House and Land Purchase Is Two Contracts
A lot contract and a separate fixed price build contract, funded as a construction loan where the lender releases money in stages against certified progress and you pay interest only on what has been drawn. Lenders differ on which builders and which contracts they will accept, on how they treat variations, and on how long they will hold an approval while you build. Choose the lender before you sign the build contract, not after, because changing lenders mid-build is expensive and sometimes impossible.
Vacant Land Has Its Own Duty Thresholds
For eligible first home buyers, Revenue NSW exempts vacant land from transfer duty at or below $350,000 and applies a concessional rate above $350,000 and below $450,000. Those are different thresholds from the $800,000 and $1,000,000 that apply to a home. On a house and land package you are buying land, so which set applies to you is worth checking before you sign, not after settlement.
None of this makes Jordan Springs hard to finance. It makes it a place where the paperwork order matters more than the rate does. Certificate, then lender, then builder.
The Local Edge
Why a Local Broker Matters Here
A build, a lot, a certificate and a lender, in the right order.
Construction Lending Is the Default Here
Progress draws, builder acceptance, variations and an approval that has to survive the build are routine on this estate rather than an exception. We structure them often enough to know which lenders are comfortable with which contracts.
A Specialist on the File
Moufid heads residential lending and works the Penrith corridor daily. He reads the planning certificate and the build contract together before anything is lodged, which on this estate is the whole job.
Legally On Your Side
A home loan is regulated consumer credit, so Best Interests Duty applies to us and we must put your interests ahead of ours. A bank branch has no equivalent obligation, and neither does a builder’s preferred broker.
Ten Minutes Away
Our office is Suite 2/86 Henry St, Penrith, about ten minutes from Jordan Springs. We also meet clients at the property, at the display village or at home, including evenings.
Side-by-Side
Broker or Straight to Your Bank?
On a two-contract build this question has a sharper answer than it does on a standard purchase.

|---|---|---|
| Lenders compared | 100+ | 1 |
| Best Interests Duty applies | Yes | No |

| Planning certificate read before a lender is chosen | Yes | Their policy only |
| Builder and build contract checked against lender appetite | Yes | Their panel only |
| If the lot or the contract falls outside a lender’s appetite | Another lender is tried | The answer is no |
| Meeting in person | Penrith office, or we come to you | Branch |
| Cost to you | No fee* | No fee |
If your builder offers you their broker, hearing them out costs nothing. A broker who writes that builder’s contracts every week knows the paperwork, and if their lender suits you, use them. What you are entitled to ask either of us is the same question: which lenders were compared, and why this one.
Where a broker earns the introduction is when something does not fit. A lot with a notation on it, a builder a lender will not take, a contract with unusual terms, or an approval that expires before the build finishes. On a single lender panel those are dead ends. Across a hundred they are usually just a different lender.
*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.
Getting Together
How We Work With Jordan Springs Clients
Wherever suits you. Three ways this actually happens, and none of them need you to take a morning off.
At Your Kitchen Table
We visit clients at home or at work right across the corridor, including evenings, which for a household with young children is usually the only time both of you are free. On a build this is where the contract and the certificate get read properly.
By Phone or Video
Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and you are never chasing a branch appointment to sign something.
At Our Nearest Office
Our nearest office is in Penrith, about ten minutes away, Monday to Friday, if you would rather come to us. Parramatta and Sydney CBD are available by arrangement. Details are on the Penrith page.
You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 and worked this corridor since 2005.

How It Works From Here
Four steps. The first is free and takes about fifteen minutes.
Tell Us the Lot and the Builder
Which release, which builder if you have chosen one, and whether it is a lot contract, a house and land package or an established purchase. Your income and deposit. No documents and no credit check. You finish knowing your range, which lenders suit that builder, and what to get from Council first.
Only the Documents That Are Needed
We confirm what your chosen lender actually wants before you go chasing any of it.
- Payslips or business financials
- Identification
- Bank and loan statements
- Planning certificate, lot contract and build contract
Valuation Then Approval
On a build the lender values the finished house against the contract rather than valuing something that exists. We pick the lender whose appetite fits the lot, the certificate and the builder, manage the valuation, and keep an eye on the approval expiry so it is still live when the build finishes.
Progress Draws, Then the Review Two Years Later
We manage the draw schedule with the builder and the lender through to completion, and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.
Timeframes depend on the lender, the valuer, the builder and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us.

Questions Answered
Jordan Springs Mortgage FAQs
What people ask before they pick up the phone.
How much can I borrow to buy or build in Jordan Springs?
Your capacity depends on your income, your existing commitments and your deposit, and then on what you are buying. An established house in the estate is assessed like any other purchase. A house and land package is assessed as a construction loan against the build contract and a valuation of the finished house, which can produce a different maximum from the same income. Because most buyers here are in the second category, the useful first step is working out your range for both, which we do before anything is lodged.
What is the planning certificate notation on some Jordan Springs East lots?
Penrith City Council amended planning certificate notations on affected lots in Jordan Springs East, in September 2020 and again in February 2021, after commissioning independent geotechnical advice. Council states that earthworks in substantial parts of Jordan Springs East were not undertaken in accordance with the specified technical and control requirements or its engineering standards, and that lots with more than 400mm of fill are treated as Class P for planning purposes. It applies to lots in Jordan Springs East, not to the suburb as a whole. Obtain a planning certificate for the specific address from Council, and direct questions about the estate itself to the developer. We are not planners, valuers or engineers.
Does that notation affect what I can borrow?
It can, and the honest answer is that it depends on the lender. A planning certificate is a document a valuer reads and a lender sees, and lenders take their own view of anything noted on one. Those views are not published, they differ between lenders, and they change. What that means practically is that the certificate should be in hand before a lender is chosen rather than after an application has been lodged, because a decline on a lodged application is slower and more damaging than a lender selected correctly at the start. Getting it early costs you a Council fee and a few days.
How does a house and land loan work?
You sign a lot contract and a separate fixed price build contract. The lender approves against both, settles the land first, then releases the build funds to your builder in stages as certified work is completed, with interest charged only on what has been drawn. Lenders differ on which builders and contracts they accept, how they treat variations, and how long an approval stays live. That last one matters here because build timelines in a releasing estate can move. Choose the lender before you sign the build contract; changing lenders mid-build is expensive and sometimes not possible.
What stamp duty will I pay, and are the land thresholds different?
Yes, they are different, and it catches people out here. For eligible first home buyers Revenue NSW exempts vacant land from transfer duty at or below $350,000 and applies a concessional rate above $350,000 and below $450,000. For a new or existing home the thresholds are $800,000 and $1,000,000. On a house and land package you are buying land, so the land thresholds are the relevant ones for the duty on that contract. Both sets have applied since 1 July 2023. Use the calculator at revenue.nsw.gov.au and have your solicitor or conveyancer confirm the exact position for your contracts. We do not provide tax or legal advice.
Should I use the builder’s broker?
Hearing them out costs nothing and they will know that builder’s paperwork well. The question worth asking any broker, us included, is which lenders were compared and why this one was chosen. A broker arranging a home loan for you is under a Best Interests Duty, which means acting in your interests rather than the referrer’s. If the answer you get is vague, or if the same lender is recommended to everyone buying from that builder, ask again.
Is Jordan Springs a good suburb to invest in?
It is a young, family-dominated and heavily mortgaged suburb: median age 30, 61.4% of families couples with children, 56.5% of households carrying a mortgage and 33.7% renting at the 2021 Census. CoreLogic recorded 186 house sales over the twelve months to May 2026 with a median weekly house rent of $795 against a median value of $1,100,000. The rental pool is genuine, but an estate still releasing land also means new supply competing with your resale, and on affected lots the certificate question applies to an investor exactly as it does to an owner-occupier. This is general information, not a recommendation, and property values can fall as well as rise. See our investment loan options.
How much does a mortgage broker in Jordan Springs cost?
Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

The Jordan Springs East planning certificate notations, and the limits of what this page says. Every statement on this page about earthworks, fill depth, Class P classification and planning certificate notations is Penrith City Council’s own published position, as set out on its Jordan Springs East page, following notation amendments Council resolved in September 2020 and February 2021 and independent geotechnical advice Council commissioned. It applies to lots in Jordan Springs East, not to Jordan Springs as a whole, and it is not a statement about any individual property. We make no independent assessment of any lot, no assertion about the condition of any building, and no comment on the developer. We are not planners, valuers, surveyors, engineers or geotechnical consultants. Obtain a planning certificate from Penrith City Council for the specific address, direct questions about the estate to the developer, and seek your own professional advice before you exchange contracts. Council’s published position may change; confirm the current position with Council.
Lender policy. Statements on this page about how lenders treat planning certificate notations, builders, build contracts, progress draws and approval expiry describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are not published, differ between them and change without notice. Nothing here asserts that any particular lender applies any particular policy to any lot, builder, street or postcode, and nothing here is a statement of what any lender will approve or decline.
Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.
How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.
Construction lending. A construction loan is approved against a building contract and a valuation of the property as if complete. Build costs, variations, timelines, approval expiry dates and progress draw schedules are matters between you, your builder and your lender. Nothing on this page is a representation about any builder, any contract, or how long any build or approval will take.
Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. The vacant land thresholds of $350,000 and $450,000 and the home thresholds of $800,000 and $1,000,000 quoted on this page are the First Home Buyers Assistance Scheme thresholds that have applied since 1 July 2023. Confirm the current position with the issuing authority. We do not provide tax or legal advice.
