A Few of the 100+ Lenders on Our Panel
Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.
Why Use a Mortgage Broker in Kingswood?
Because in Kingswood two things decide your loan and lenders disagree about both: how your income is read, and what kind of home you are buying. Plenty of people here work shifts at the hospital, and more than half the homes are units or townhouses rather than houses. We check both before anything is lodged.
Kingswood is the only suburb in the Penrith corridor where hospitals are the single largest industry of employment. At the 2021 Census 7.9% of employed residents worked in hospitals and 20.0% were classified as professionals, and Nepean Hospital sits on Derby Street in the suburb with a Stage 2 redevelopment scheduled for completion in late 2026. That matters for lending in two specific ways. Hospital pay is often not a flat salary, and lenders differ in how much shift allowance, penalty rates, overtime and on-call income they will count and over what period. And for borrowers in certain medical and allied health professions, some lenders waive lenders mortgage insurance at loan to value ratios where it would normally be payable. Underneath that, only 44.7% of dwellings here are separate houses, with 35.0% semis or townhouses and 20.0% flats, so the dwelling type does as much work as the suburb does.
Intellect Finance is based on Henry St, Penrith, about five minutes from Kingswood, and has been working with buyers across the Penrith corridor since 2005.

Why Kingswood Buyers Choose Us
Built on 25 Years in Western Sydney Finance
Joseph Sukkar started in finance in 2000 and founded Intellect Finance in Penrith in 2005. Since then the team has settled over 6,500 loans across every corner of Western Sydney, from first homes to complex investment and commercial finance.
Every suburb has its own quirks, from lender policies to property types. We know Kingswood specifically, which is why local buyers keep choosing us over a call centre broker who treats every postcode the same.
Kingswood Market Snapshot
The Numbers That Change Your Finance
The first is agreement. The two market data providers we use across this corridor return house medians for Kingswood materially apart for the same broad period, and when two credible sources disagree by that much, neither number is worth quoting. The second is that a house median would describe a minority of this suburb anyway. At the 2021 Census 44.7% of dwellings were separate houses, against 35.0% semis or townhouses and 20.0% flats, so more than half of what trades here is attached housing that a house median leaves out entirely. CoreLogic did record 103 house sales in the twelve months to May 2026 at a median of thirteen days on market, so the market is liquid. A median is a market statistic in any case, never a valuation and never an indication of what you can borrow.
Sale count and days on market: CoreLogic via Your Investment Property, 12 months to May 2026. Dwelling structure, tenure and industry of employment: ABS 2021 Census, Kingswood (Penrith, NSW). All figures checked 1 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

Why Local Matters Here
Four Things That Change a Kingswood Loan
A hospital suburb where more than half the households rent and fewer than half the homes are houses. What decides your loan here is how your income is read and what kind of dwelling you are buying, in that order.
Shift Income Is Not Read the Same Way Twice
Hospitals are the largest industry of employment in Kingswood, at 7.9% of employed residents at the 2021 Census. Hospital pay is rarely a flat salary. Shift allowances, penalty rates, overtime, on-call and agency or casual shifts are all assessed differently between lenders, and they differ on how much they count and how long you need to have been earning it. Two lenders can read the same payslips and reach materially different capacities. This is the single most common reason a Kingswood application is under-sized.
Some Professions Do Not Pay Mortgage Insurance
For borrowers in certain medical and allied health professions, some lenders waive lenders mortgage insurance at loan to value ratios where it would normally be payable. Which professions qualify, with which lender, at what ratio and up to what loan size is not published, differs between them and changes. On a purchase at a high loan to value ratio that waiver is one of the larger single savings available to a borrower, and it is worth checking before you assume you need a bigger deposit. See our medical professional home loans page.
Most of What Sells Here Is Not a House
At the 2021 Census 35.0% of Kingswood dwellings were semis or townhouses and 20.0% were flats, against 44.7% separate houses. Attached housing brings the strata report and the sinking fund, the internal floor area, and how much of one complex a lender is already carrying. Any of those can change the answer on a property that suits you perfectly in every other respect, which is why the lender is chosen after the property, not before.
A Structure Plan Is Not a Rezoning
Penrith City Council exhibited the draft Kingswood-Werrington structure plan from 28 May to 26 June 2026, covering roughly 13.87 square kilometres and positioning the area as a health, education and innovation precinct. Council states plainly that structure plans “help guide future planning and decision-making, but they do not change planning controls immediately”. Finalisation is expected later in 2026. Nothing in it changes what you can build or what a lender will advance today.
None of this makes Kingswood hard to finance. It makes it a place where the payslip and the strata report do more work than the rate does. Send us both before you make an offer.
The Local Edge
Why a Local Broker Matters Here
Complicated income and attached dwellings, in a suburb five minutes from our office.
Complicated Income, Read Properly
Shift work, penalty rates, overtime, on-call, agency shifts and part-time academic contracts are routine on this side of Penrith rather than an exception. We know which lenders count what, and we test your numbers against several before anything is lodged.
A Specialist on the File
Moufid heads residential lending and works the Penrith corridor daily. He handles shift and professional income alongside strata purchases constantly, which in Kingswood is most of the job.
Legally On Your Side
A home loan is regulated consumer credit, so Best Interests Duty applies to us and we must put your interests ahead of ours. A bank branch has no equivalent obligation.
Five Minutes Away
Our office is Suite 2/86 Henry St, Penrith, about five minutes from Kingswood and on the same railway line. We also meet clients at home or near the hospital, including evenings and between shifts.
Side-by-Side
Broker or Straight to Your Bank?
When your income is the variable, the number of lenders you can reach is the whole answer.

| Best Interests Duty applies | Yes | No |
| Shift, penalty and on-call income tested across lenders | Yes | Their scale only |
| Professional mortgage insurance waivers checked | Yes | If they offer one |
| Strata report and floor area checked before lodging | Yes | Their policy only |
| If one lender will not count your overtime | Another lender is tried | The answer is no |
| Meeting in person | Penrith office, or we come to you | Branch |
| Cost to you | No fee* | No fee |
If you bank where your salary is paid and you have been there years, ask them first. A lender that can see your income going in every fortnight sometimes takes a more generous view of it than one reading the same payslips cold, and if they do, that is the cheapest and fastest answer available to you. It involves us not at all.
Where a broker earns the introduction is when the answer comes back smaller than it should. An under-sized approval is almost never about your income. It is about which parts of it that particular lender counts. Across a hundred lenders that is usually a different lender rather than a smaller house.
*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.
Getting Together
How We Work With Kingswood Clients
Wherever suits you, including around a roster. Three ways this actually happens.
At Your Kitchen Table
We visit clients at home or at work right across the corridor, including evenings and between shifts, which for a household on a rotating roster is often the only workable time. On a strata purchase this is where the contract and the strata report get read together.
By Phone or Video
Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and you are never chasing a branch appointment to sign something.
At Our Nearest Office
Our nearest office is in Penrith, about five minutes away, Monday to Friday, if you would rather come to us. Parramatta and Sydney CBD are available by arrangement. Details are on the Penrith page.
You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 and worked this corridor since 2005.

Only the Documents That Are Needed
We confirm what your chosen lender actually wants before you go chasing any of it.

Serviceability Then Approval
The work here is in how each lender treats the variable part of your income, and on an attached dwelling in whether they are comfortable with the complex. We pick the lender that suits both, confirm any professional waiver applies before we rely on it, and manage the valuation through to approval.
Settlement and the Review Two Years Later
We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.

Questions Answered
Kingswood Mortgage FAQs
What people ask before they pick up the phone.
I work shifts at the hospital. Will lenders count my penalty rates and overtime?
Usually some of it, and the amount is the whole question. Lenders each set their own rules on what proportion of shift allowances, penalty rates, overtime and on-call they will include, and on how long you need to have been receiving it before it counts. Those rules are not published, they differ between lenders and they change. The practical consequence is that the same payslips can produce materially different borrowing capacities depending on where the application goes. That is a solvable problem, but only before an application is lodged, which is why we test your income against several lenders first.
Do I qualify for a mortgage insurance waiver?
It depends on your profession, your lender, your loan to value ratio and your loan size. Some lenders waive lenders mortgage insurance for borrowers in certain medical and allied health professions at ratios where it would normally be payable, and for a higher-ratio purchase that is one of the larger single savings available. None of the criteria are published and they change, so it is checked rather than assumed, and it is confirmed with the lender before anyone relies on it. See our medical professional home loans page for what we can say generally.
How much can I borrow to buy in Kingswood?
Your capacity depends on your income and how a given lender reads it, your existing commitments, your expenses and your deposit, and then on the property. A freestanding house is assessed on you and the valuation. A townhouse or unit adds the strata report, the internal floor area and how much of that complex the lender already holds. Because Kingswood is majority attached housing and majority variable income, the honest answer is that your range is not a single number, it is a number per lender. We work out which ones give you the best of both.
Do lenders treat a Kingswood unit or townhouse differently from a house?
Yes, and it matters more here than in most of the corridor, because at the 2021 Census 35.0% of dwellings were semis or townhouses and 20.0% were flats, against 44.7% separate houses. On an attached dwelling a lender will typically consider the strata report and the state of the sinking fund, the internal floor area, and its own existing exposure to that complex. Those policies differ between lenders and are not published, so a property one lender is comfortable with can be declined by another for reasons that have nothing to do with you.
Is Kingswood a good suburb to invest in?
The rental case is unusually clear: 55.3% of households rented at the 2021 Census, the highest share in this corridor, and the suburb has a hospital, a university precinct and a railway station inside it. CoreLogic recorded 103 house sales in the twelve months to May 2026 at a median of thirteen days on market, with a median weekly house rent of $580. Set against that, a renter-heavy suburb is also a suburb where a lot of the stock is attached, so lender policy on the specific complex is a live constraint on an investor exactly as it is on an owner-occupier. This is general information, not a recommendation, and property values can fall as well as rise. See our investment loan options.
What does the Kingswood-Werrington structure plan change?
Nothing yet. Penrith City Council exhibited the draft plan from 28 May to 26 June 2026. It covers roughly 13.87 square kilometres across Kingswood, Werrington, Caddens and parts of Cambridge Park, Claremont Meadows and Werrington County, and positions the area as a health, education and innovation precinct. Council states that structure plans help guide future planning and decision-making but do not change planning controls immediately, and that any future change to zoning or development controls would involve separate processes and further consultation. Finalisation is expected later in 2026. It is not a rezoning and it changes nothing about what a lender will advance today.
What stamp duty will I pay on a Kingswood property?
Transfer duty depends on the price and on whether you are buying as an owner-occupier or an investor. For eligible first home buyers, Revenue NSW currently exempts new and existing homes from transfer duty at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000, thresholds unchanged since 1 July 2023. In a suburb where more than half the stock is attached housing, those thresholds are more likely to be in play here than in the freestanding suburbs around it, which is worth modelling before you shortlist. Use the calculator at revenue.nsw.gov.au and have your solicitor or conveyancer confirm the exact amount. We do not provide tax or legal advice.
How much does a mortgage broker in Kingswood cost?
Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

Nothing here is a guarantee of approval. Loan approval, borrowing capacity, interest rates, loan to value ratios, valuations and eligibility are determined by individual lenders and by independent valuers, not by us. They differ between lenders and change over time. Any figure or timeframe on this page is indicative and is not a quote, an offer, or a prediction of your outcome.
Lender policy on income, professional waivers and attached dwellings. Statements on this page about how lenders treat shift allowances, penalty rates, overtime, on-call, agency and casual income, about mortgage insurance waivers for particular professions, and about strata reports, internal floor area and exposure to a single complex, describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are not published, differ between them and change without notice. Nothing here is a statement that you qualify for any waiver, that any proportion of your income will be counted, or that any particular lender applies any particular policy. Eligibility is confirmed with the lender in every case before it is relied on.
Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.
How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.
Planning and property information. Planning instruments, structure plans and development controls described on this page are published by the NSW Government and Penrith City Council and apply in New South Wales. They change, and they apply lot by lot rather than suburb by suburb. We are not planners, valuers, surveyors or insurance brokers. Obtain a planning certificate from Penrith City Council for any specific property and seek your own professional advice before you exchange contracts.
Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. Confirm the current position with the issuing authority. We do not provide tax or legal advice.

Property market figures. The Kingswood house sale count of 103, the median of thirteen days on market and the median weekly house rent of $580 are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. Property values can fall as well as rise.
Why no median is published for this suburb. Two reasons. The two property market data providers used across this corridor return house medians for Kingswood materially apart for the same broad period, and where credible sources conflict materially, no figure is published. And a house median would describe only the 44.7% of dwellings that were separate houses at the 2021 Census.
Dwelling structure, tenure, income and industry of employment. From the ABS 2021 Census QuickStats profile for Kingswood (Penrith, NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. Those figures describe the position in August 2021 and not today. Industry of employment is reported for employed residents of the suburb, which is not the same as the number of jobs located in it.
Nepean Hospital. The hospital is at Derby Street, Kingswood. NSW Health states that Stage 2 of the redevelopment is under construction and scheduled for completion in late 2026, and that more than $1 billion has been invested across Stages 1 and 2 combined, per the NSW Government Nepean redevelopment page. Construction timetables move and we make no representation about completion.
The Kingswood-Werrington structure plan. Publicly exhibited by Penrith City Council from 28 May to 26 June 2026, covering approximately 13.87 square kilometres across Kingswood, Werrington, Caddens and parts of Cambridge Park, Claremont Meadows and Werrington County, per Your Say Penrith. Council states that structure plans do not change planning controls immediately and that any future change would involve separate processes and further consultation. As at 1 September 2026 the plan had not been finalised.
