Buying, Refinancing or Releasing Equity in Mosman

Mosman
Mortgage Broker

Mosman is not the house market people picture. Most of what sells here is an apartment, and prices went backwards over the past year on both apartments and houses.

If you are buying, that matters because a lender values the property itself, separately from what you agreed to pay. If you already own, and most people here own without a loan, it changes what you can borrow against it.

I had an excellent experience with Intellect Finance. Charbel and Moufid were amazing throughout the entire process. Everything went smoothly from start to finish, and the approval process was handled efficiently. They were always quick to respond whenever I had questions or needed assistance. They took the time to explain everything in detail and provided valuable advice whenever I was unsure about what to do or didn't fully understand something. Their professionalism, knowledge, and support made the whole experience stress-free. I highly recommend them.

Very fast and easy application and approval process. My accountant had doubts about my ability to secure a loan but the team at Intellect Finance provided loan options with 3 different big banks (ANZ, NAB, St George). The team responds to emails quickly, always answers calls and is always available for any questions. The team made the process easy and straight forward, my endless gratitude to the fantastic team

A Few of the 100+ Lenders on Our Panel

Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.

Why Use a Mortgage Broker in Mosman?

Because in Mosman the valuation decides more than the deposit does. Values moved down over the past year on both apartments and houses, so what a lender thinks a property is worth may not match the contract price or the figure you have in your head. And a lot of income here arrives as bonus and commission, which every lender reads differently. We test both across 100+ lenders before anything is lodged.

CoreLogic recorded a twelve month change of −8.27% for Mosman houses and −13.74% for units over the twelve months to May 2026, on 221 house sales at a median of $5,325,000 and 370 unit sales at a median of $1,350,000. Both are records of a period that has closed, not forecasts. At the 2021 Census 38.3% of Mosman households owned their home outright against 25.8% buying with a mortgage, and 52.0% of dwellings were flats or apartments against 34.9% separate houses. The largest single industry of employment recorded for Mosman residents was other auxiliary finance and investment services at 4.9%, with banking at 3.9% and legal services at 4.0%. Put together, that describes a market where the common conversation is releasing equity rather than raising a deposit, where the amount available is set by a current valuation rather than by what a place was worth two years ago, and where the income being assessed frequently includes a variable component.

We establish the valuation position and the income position first, because in this suburb they are usually what decides the answer. The wider region is on the North Shore page.

The thing that catches people here

CoreLogic recorded a twelve month change of −8.27% for Mosman houses and −13.74% for units to May 2026. A lender does not lend against what you paid, what a neighbour sold for, or what a property was worth at the top of a cycle. It lends against a valuation obtained now, and where values have moved down, that valuation can land below the number the plan was built on. On a purchase the gap between valuation and contract price is funded in cash rather than by a larger loan. On a cash-out refinance it reduces the amount released, sometimes substantially. Neither is a disaster if it is established before you exchange or before you commit the funds elsewhere. Both are painful if it is discovered afterwards. These are market statistics for a closed period. They are not valuations, not current prices and not a forecast, and property values can fall as well as rise.

Median values, twelve month change, sale counts, median days on market, gross rental yields and median weekly rents for houses and units: CoreLogic via Your Investment Property, 12 months to May 2026. Tenure, dwelling structure, household income, median age and industry of employment: ABS 2021 Census, Mosman (NSW). All figures checked 3 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

Four Things That Change a Mosman Loan

Mosman is an expensive suburb where the deposit is rarely the problem. What decides things here is the valuation, and after a year in which both markets moved down, that is worth establishing before anything else.

Both Markets Went Backwards Last Year

CoreLogic recorded a twelve month change of −8.27% for Mosman houses and −13.74% for units over the twelve months to May 2026, on 221 and 370 sales respectively. That is a closed period and not a prediction of the next one. What it changes is the gap between the price agreed and the figure a valuer supports. Where a valuation lands under the contract, the difference is funded in cash, not by a larger loan, and the loan to value ratio moves against you at the same time, which can pull mortgage insurance into a deal that was structured to avoid it. On a purchase at this end of the market the dollar amounts involved are large. It is the single thing most worth testing before exchange rather than after.

Releasing Equity Is Priced Off Today’s Valuation

At the 2021 Census 38.3% of Mosman households owned their home outright, against 25.8% buying with a mortgage. That is an unusual balance and it changes what people come to us for. The common request here is not a first loan, it is releasing part of what is already owned, to buy an investment, to help a child buy, or to fund a renovation. The amount available is set by a valuation obtained now and by the lender’s maximum loan to value ratio, not by what the property was worth when the plan was made. Lenders also ask what the funds are for, and they treat some purposes more readily than others. And the released amount is new debt that has to be serviced on current income, which is a separate test from having the equity in the first place.

Finance Work Is the Largest Single Employer Here

At the 2021 Census the largest single industry of employment recorded for Mosman residents was other auxiliary finance and investment services at 4.9%, with legal services at 4.0% and banking at 3.9%. Income in those fields frequently includes a bonus, a commission or a distribution alongside a base salary, and lenders do not treat that the way they treat a salary. Each sets its own rules on how long you need to have received it, whether it is averaged over one year or two, and what proportion is counted at all. Those rules are not published, they differ between lenders and they change. The practical result is that the same two payslips and the same two group certificates produce materially different borrowing capacities depending on where the application goes. That is solvable, but only before it is lodged.

At These Yields the Rent Does Not Carry the Loan

CoreLogic recorded a gross rental yield of 1.81% on Mosman houses and 2.95% on units for the twelve months to May 2026, on median weekly advertised rents of $2,200 and $800. A lender assessing an investment purchase counts a proportion of the expected rent as income, then applies an interest rate buffer to the whole loan. At yields in this range the rent covers a modest share of the assessed repayment, so the shortfall is carried by your other income. That is a very different application from an investment purchase in a higher yielding suburb, and it is the reason capacity rather than deposit is usually the binding constraint on a second property here. Gross yield also ignores strata levies, council rates, insurance and vacancy, which are real and which the lender will ask about.

None of this makes Mosman difficult to lend in. It makes it a suburb where the order of operations matters: establish the valuation and how your income will be read, then choose the lender, then go to market.

Why a Local Broker Matters Here

Equity-heavy, apartment-led, and a market that moved down last year.

If you are planning around an equity figure you have not had tested recently, that is the first thing worth checking, because after a year like the one to May 2026 the number may have moved. It takes one conversation. Talk to us first →

We Establish the Valuation Position First

What a lender is likely to support, how much of that is available to release, which lenders will take the security type, and how a bonus or commission component will be read. In a suburb where the deposit is rarely the constraint, that is where a Mosman application is won or lost, and none of it needs a credit check to work out.

Broker or Straight to Your Bank?

When the valuation and the income structure decide the answer, the number of lenders you can reach is the whole point.

Using Intellect Finance as your broker compared with going direct to your own bank, for a Mosman property.

If you are salaried, have a large deposit and are buying a standard apartment, your own bank may price it well. A straightforward application at a comfortable loan to value ratio is the simplest thing a lender sees, and an existing relationship is often priced accordingly. If the number works, take it. That outcome involves us not at all and we would rather say so than pretend otherwise.

Where a broker earns the introduction is a variable income or a valuation that comes in short. A bonus one lender averages over two years and another counts at half, a cash-out request one lender declines on purpose and another approves, or a valuation that lands under contract and needs a second lender with a different panel valuer. Each of those is a no from a single bank and frequently a yes from someone else on a panel of a hundred.

*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.

How We Work With Mosman Clients

We hold no office in Mosman. Here is how this actually works instead.

At Your Kitchen Table

We visit clients at home or at work across Mosman, including evenings, and run the rest by phone, email and video. On an equity release this is usually where the valuation expectation, the purpose of the funds and the servicing on the new debt get worked through properly on paper.

By Phone or Video

Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and nothing waits on a branch appointment.

At Our Nearest Office

Our nearest office is in the Sydney CBD, which is a short trip from Mosman but is not in it and is not described here as local to it. If coming to us suits you better than us coming to you, the details are on the North Shore page.

You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 since 2005 and holds no premises on the North Shore.

Every Home Loan Type, One Broker

Mosman is an equity-heavy market where the valuation decides the answer. These are the ones that come up here most.

Cash-Out Refinance

38.3% own outright

More households here own without a loan than carry one, which makes releasing equity the most common conversation in the suburb rather than an unusual one.

A loan set up when values were higher sits at a different loan to value ratio now, and that ratio is what decides the pricing available to you.

15 minutes

Tell Us What You Own and How You Are Paid

What you own and roughly what you think it is worth, what is still owing on it, how your income is made up and how much of it is bonus or commission, and what you are trying to do with the funds. That is enough to give you a range. No documents and no credit check.

Only the Documents That Are Needed

We confirm what your chosen lender actually wants before you go chasing any of it.

  • Payslips, and group certificates if income includes bonus or commission
  • Identification
  • Rates notice and current loan statements
  • Strata levy notice, for an apartment
  • Contract of sale, once you have one
3
We handle

Valuation, Then Structure, Then Approval

The work here is in the order: establish what a valuation is likely to support, confirm how much of that a given lender will release and for what purpose, test how your variable income is read across the panel, then choose the lender that suits all three. We manage the valuation through to approval.

4
Then and after

Settlement and the Review Two Years Later

We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.

Timeframes depend on the lender, the valuer, the council and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us. We are not planners, valuers, surveyors or insurance brokers.

Mosman Mortgage FAQs

What people ask before they pick up the phone.

How much equity can I actually release from my Mosman home?

It is set by three things, and only one of them is about you. First, what a valuation obtained now supports, which after a period in which CoreLogic recorded a twelve month change of −8.27% for houses and −13.74% for units to May 2026 may not be the figure you have in mind. Second, the lender’s maximum loan to value ratio, which differs across the panel and differs again once a cash-out component is involved. Third, whether your current income services the new debt, which is a separate test from having the equity at all. We work all three out before an application goes anywhere.

Values fell here last year. Does that stop me buying?

No, but it changes what to check and when. CoreLogic figures for the twelve months to May 2026 record negative twelve month changes in both the house and unit markets. That is a closed period and not a forecast, and nobody can tell you what the next twelve months do. What it changes today is the risk that a valuation lands under the contract price. Where that happens the shortfall is funded in cash rather than by a larger loan, and the loan to value ratio moves at the same time, which can bring mortgage insurance into a structure built to avoid it. Establishing the likely valuation before you exchange is the whole answer, and it is straightforward to do.

Most of my income is bonus. Will a lender count it?

Some of it, and how much varies more than people expect. At the 2021 Census the largest single industry of employment recorded for Mosman residents was other auxiliary finance and investment services, with banking and legal services also in the top five, so variable income is common here. Lenders each set their own rules on how long you must have received a bonus or commission, whether it is averaged over one year or two, and what proportion is counted. Those rules are not published, they differ between lenders and they change. The same evidence can produce materially different borrowing capacities depending on where the application is lodged, which is a problem worth solving beforehand.

Is an apartment harder to finance than a house here?

Not harder, but assessed differently, and it is the more common purchase. At the 2021 Census 52.0% of Mosman dwellings were flats or apartments against 34.9% separate houses, and CoreLogic recorded 370 unit sales against 221 house sales over the twelve months to May 2026. On an apartment a lender will look at the strata records and the size and nature of the building, and lenders differ on what they will accept and on how much they will lend against it. On a house the security question is simpler and the price is roughly four times higher, which moves the constraint to servicing. Neither is a problem, but they suit different lenders.

How much can I borrow to buy in Mosman?

It depends on your income and how a lender reads it, your existing commitments and expenses, your deposit, and then on the property. Because variable income is common here, the spread between lenders is wider than in a suburb of straightforward salaries, and the honest answer is a range per lender rather than a single number. If you already own here, the equity in that property may change the answer more than your income does, which is a different conversation and usually a better one to start with.

I want to buy an investment property. What is likely to stop me?

Servicing, more often than deposit. CoreLogic recorded gross rental yields of 1.81% on Mosman houses and 2.95% on units for the twelve months to May 2026. A lender counts a proportion of the expected rent as income and then applies an interest rate buffer to the whole loan, so at yields in that range the rent covers a modest share of the assessed repayment and the rest is carried by your other income. Gross yield also sits before strata levies, rates, insurance, management and vacancy. This is general information rather than a recommendation, we are not licensed to give investment advice, and property values can fall as well as rise. See our investment loan options.

Do you have an office in Mosman?

No, and we will not pretend otherwise. Intellect Finance operates from Penrith, Parramatta and Sydney CBD, and holds no premises on the North Shore. Our nearest office is in the Sydney CBD, a short trip from Mosman but not in it. What connects us to this area is that office, referral relationships with local agents, builders and property specialists, and clients we have already settled here. In practice most of this is done at your home or your work, including evenings, with the rest by phone, email and video. If you want a broker with a shopfront on Military Road, we are not that, and there are good ones who are.

How much does a mortgage broker in Mosman cost?

Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Property market figures. The Mosman median house value of $5,325,000, the median unit value of $1,350,000, the twelve month changes of −8.27% and −13.74%, the counts of 221 house sales and 370 unit sales, the medians of 39 and 40 days on market, the gross rental yields of 1.81% and 2.95% and the median weekly advertised rents of $2,200 and $800 are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. A median describes the middle of a range of past transactions: properties here transact both above and below it. Property values can fall as well as rise, and over this period in this suburb they fell.

A twelve month change is not a prediction. The negative figures on this page describe what happened between May 2025 and May 2026. They say nothing about what happens next, and nobody can tell you that. They are included because they change how a lender values a property today, which is a present fact and not a forecast.

Gross rental yield. Gross yield is rent measured against value before strata levies, council rates, insurance, management, maintenance and vacancy. It is not a return and it is not income. Nothing on this page is a recommendation to buy an investment property. We are not licensed to give investment advice.

Census figures. Population, median age, tenure, dwelling structure, household income and industry of employment are from the ABS 2021 Census QuickStats profile for Mosman (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. These figures describe the position in August 2021 and not today. Industry of employment is reported for employed residents of the suburb, which is not the same as the number of jobs located in it.
