Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.
Why Use a Mortgage Broker in Orchard Hills?
Because Orchard Hills is acreage, and acreage is the one property type where the block decides the loan rather than the borrower. Very few properties sell here in a year, so a valuer has little to measure yours against, and lenders each set their own limits on land size. We find the ones whose rules fit your block.
Orchard Hills sits at one of Greater Western Sydney’s most significant infrastructure crossroads: a planned Sydney Metro station on the Western Sydney Airport line, the Sydney Science Park precinct, and a new residential estate are all within the suburb. Beneath the headline the suburb remains predominantly acreage and rural residential. At the 2021 Census 96.8% of its 1,798 residents’ dwellings were separate houses, and only fourteen houses sold in the twelve months to May 2026. Lender complexity here is significant, because rural residential policies, zoning variation and a very thin pool of comparable sales all affect which lenders will finance which properties, and by how much.
Intellect Finance is based on Henry St, Penrith, about ten minutes from Orchard Hills, and has been working with buyers across the Penrith corridor since 2005.

Why Orchard Hills Buyers Choose Us
Built on 25 Years in Western Sydney Finance
Joseph Sukkar started in finance in 2000 and founded Intellect Finance in Penrith in 2005. Since then the team has settled over 6,500 loans across every corner of Western Sydney, from first homes to complex investment and commercial finance.
Every suburb has its own quirks, from lender policies to property types. We know Orchard Hills specifically, which is why local buyers keep choosing us over a call centre broker who treats every postcode the same.
Orchard Hills Market Snapshot
The Numbers That Change Your Finance
Fourteen sales is not a market. Run a median across that few transactions, on blocks ranging from a suburban lot to several hectares, and you get a number that describes nothing. Recent sales here span roughly $900,000 to $5.5 million. So we publish the sale count and the range and leave the median out. Any local page quoting one for this suburb is repeating an artefact, not a market figure. A median is a market statistic in any case, never a valuation and never an indication of what you can borrow.
Sale count and range: CoreLogic via Your Investment Property, 12 months to May 2026. Population and dwelling mix: ABS 2021 Census, Orchard Hills (NSW). All figures checked 1 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

Why Local Matters Here
Four Things That Change a Valuation on an Orchard Hills Block
On a street where fourteen houses sold in a year, a valuer has almost nothing to compare your property against. That single fact drives most of what makes finance here slower and more variable than a purchase three kilometres away in Glenmore Park.
Thin Comparables Widen the Valuation
A valuer works from recent sales of similar property. With fourteen in a year and enormous variation in land size, there may be no true comparable at all. Expect the valuation to take longer, and to land further from the contract price in either direction, than it would on a standard suburban block.
The Land Is Part of the Security
Lenders differ on how much land they will take as security, and on how they treat sheds, outbuildings and secondary dwellings. Two lenders can look at the same block and reach materially different numbers. This is the single biggest reason to pick the lender before you apply rather than after.
A Rezoning Proposal Is Not a Rezoning
The NSW Government exhibited a revised Stage 1 rezoning proposal for land around the future metro station from 20 March to 1 May 2026. It is still under review, finalisation is expected in late 2026, and it is not a rezoning yet. A valuer prices what exists today. Nothing about a proposal under consideration adds a dollar to what a lender will advance against your block right now.
The Metro Is Coming but It Is Not Here
Orchard Hills has a station on the Sydney Metro line to the new Western Sydney airport, with services expected in 2027. No opening month has been published. Build the timing into your plans if you like. Do not build it into your borrowing capacity.
None of this makes Orchard Hills hard to finance. It makes it a place where the choice of lender does more work than the rate does. Call us before you exchange.
The Local Edge
Why a Local Broker Matters Here
Two property markets inside one suburb. Lenders treat them completely differently.
Two Markets, One Suburb
We match the lender to the lot type before anything is lodged. That is what prevents a declined application and a deposit tied up in a contract you cannot finance.
A Specialist on the File
Moufid heads residential lending and works the Penrith corridor daily. He knows which lenders hold active rural residential policies and how to structure both lot types, and he checks it before anything is lodged rather than after.
Legally On Your Side
A home loan is regulated consumer credit, so Best Interests Duty applies to us and we must put your interests ahead of ours. A bank branch has no equivalent obligation.
Ten Minutes Away
Our office is Suite 2/86 Henry St, Penrith, about ten minutes from Orchard Hills. We also meet buyers at the property or at home, including evenings.
Side-by-Side
Broker or Straight to Your Bank?
On an acreage block this question has a sharper answer than it does in the suburbs.
| What you get | Intellect Finance (broker) | Direct with your bank |
|---|---|---|
| Lenders compared | 100+ | 1 |
| Best Interests Duty applies | Yes | No |
| Knowledge of the Orchard Hills property mix | Specialist | Postcode-level |
| Land policy checked against your lot before lodging | Yes | Their policy only |
| If the valuation comes back short | Challenge it, or move the file | Their valuer stands |
| If your lot falls outside policy | Another lender is tried | The answer is no |
| Meeting in person | Penrith office, or we come to you | Branch |
| Cost to you | No fee* | No fee |
If your bank already holds a loan over this block, ring them first. An existing lender with a current valuation on file can often do a top-up without sending anyone back out. That is faster and cheaper than anything we can arrange, and it involves us not at all.
Where a broker earns the introduction is the land policy. If your block is large, or carries outbuildings or a second dwelling, the difference between lenders is not a few points of rate. It is whether the loan happens at the size you need.
*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.
Getting Together
How We Work With Orchard Hills Clients
Wherever suits you. Three ways this actually happens, and none of them need you to take a morning off.
At Your Kitchen Table
We visit clients at home or at work right across the corridor, including evenings where that is the only time you are both free. On an acreage purchase this is usually the better first meeting, because we can look at the listing and the title together.
By Phone or Video
Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and you are never chasing a branch appointment to sign something.
At Our Nearest Office
Our nearest office is in Penrith, about ten minutes away, Monday to Friday, if you would rather come to us. Parramatta and Sydney CBD are available by arrangement. Details are on the Penrith page.
You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 and worked this corridor since 2005.

Valuation Then Approval
The valuation matters more here than almost anywhere. We select the lender whose land policy fits the block, manage the valuation, and if it comes back low we either challenge it or move the file rather than letting the deal die quietly.
Settlement and the Review Two Years Later
We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.
Timeframes depend on the lender, the valuer and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us.

Questions Answered
Orchard Hills Mortgage FAQs
What people ask before they pick up the phone.
How much can I borrow to buy in Orchard Hills?
Your capacity depends on your income, expenses and deposit, and critically on the property’s zoning and lot size. Residential lots in the new estate are assessed like standard residential and most lenders apply standard LVR. Acreage and rural residential lots are assessed differently, and a lower maximum LVR is common on larger lots, which means a larger deposit. The type of property you are buying fundamentally determines your borrowing terms. A broker confirms which lenders will approve your specific property before you commit.
Can I get a standard home loan for an Orchard Hills acreage property?
It depends on the property’s zoning, lot size and intended use. Standard residential lenders generally require residentially zoned land, a house as the primary improvement, and the lot size to fall within their maximum land area policy, which differs from lender to lender. Rural lots may be declined at standard terms or approved only at a lower LVR. New estate lots are assessed as standard residential. A broker identifies the right lender for your specific lot before any application is submitted.
How do property valuations work in Orchard Hills?
Lenders require an independent valuation before approving any home loan. With only fourteen house sales in the twelve months to May 2026 the comparable pool is very thin, so a valuer has little recent local data to work from. On standard residential lots near the new estate, comparables from adjacent streets may be used. On acreage and rural lots the data is thinner again and valuations can be conservative. Expect a valuation to take longer here and to land further from the contract price, in either direction, than it would on a standard suburban block.
How does the planned Sydney Metro station affect Orchard Hills property lending?
The planned Orchard Hills Station on the Sydney Metro Western Sydney Airport line is a significant infrastructure catalyst, and its corridor has already influenced planning around the town centre precinct and Sydney Science Park. But lenders and valuers price a property on what it is today, using settled comparable sales, not on anticipated infrastructure benefit. Services are expected in 2027 and no opening month has been published. Properties on standard residential lots generally attract standard residential LVR. Rural lots further out are assessed more conservatively.
What stamp duty will I pay on an Orchard Hills property?
Transfer duty depends on the price and on whether you are buying as an owner-occupier or an investor, and first home buyer concessions may apply. For eligible first home buyers, Revenue NSW currently exempts new and existing homes from transfer duty at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000, thresholds that have applied since 1 July 2023. If the property includes a farming or primary production component, different duty provisions can apply. Use the calculator at revenue.nsw.gov.au for an estimate, and have your solicitor or conveyancer confirm the exact amount for your structure. We do not provide tax or legal advice.
Is Orchard Hills a good suburb to invest in?
The case usually made rests on infrastructure: the planned metro station, Sydney Science Park, and proximity to the Western Sydney Airport employment precinct. Set against that, the rezoning proposal is still under consideration rather than finalised, and with fourteen sales a year the market is thin enough that entry and exit both take longer than they would three kilometres away. The practical constraint is financing, because acreage lots need specialist lender knowledge. This is general information, not a recommendation, and property values can fall as well as rise. See our investment loan options.
We own our place in Orchard Hills outright. What are our options?
This is the largest group in the suburb. At the 2021 Census 57.0% of Orchard Hills households owned outright against 24.7% carrying a mortgage, so most people here are not buyers at all. The usual questions are releasing equity to build, to renovate, to help a child into their first home, or to buy an investment, and each is a different structure with different consequences. Borrowing against land you own free and clear puts a mortgage back over it, so the honest first question is whether you need the funds at all, and the second is whether a smaller facility would do. We will say so if it would. See cash-out refinance and construction loans.
How much does a mortgage broker in Orchard Hills cost?
Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

General information only. The content on this page is general in nature and does not take into account your objectives, financial situation or needs. It is not credit assistance, financial advice, legal advice or tax advice, and it is not an offer of credit. Consider whether it is appropriate for you and seek your own advice before acting on it.
Nothing here is a guarantee of approval. Loan approval, borrowing capacity, interest rates, loan to value ratios, valuations and eligibility are determined by individual lenders and by independent valuers, not by us. They differ between lenders and change over time. Any figure or timeframe on this page is indicative and is not a quote, an offer, or a prediction of your outcome.
Lender policy on land and rural residential property. Statements on this page about maximum land area, loan to value ratios on acreage, and the treatment of outbuildings and secondary dwellings describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are not published, differ between them and change without notice. Nothing here asserts that any particular lender applies any particular policy to any particular lot, street or postcode.
Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.
How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.
Planning and property information. Rezoning proposals and development controls described on this page are published by the NSW Government and Penrith City Council and apply in New South Wales. They change, and they apply lot by lot rather than suburb by suburb. A proposal under consideration is not a planning instrument and confers nothing until it is finalised. We are not planners, valuers, surveyors or insurance brokers. Obtain a planning certificate from Penrith City Council for any specific property and seek your own professional advice before you exchange contracts.
Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. Confirm the current position with the issuing authority. We do not provide tax or legal advice.
Sources and currency, all checked 1 September 2026.
Property market figures. The Orchard Hills sale count and sale range are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. Property values can fall as well as rise.
Why no median is published for this suburb. Fourteen house sales were recorded in the twelve months to May 2026. A median computed on that volume, across blocks of very different size, describes the sample rather than the market, so we publish the sale count and the range and leave the median out.
Population and dwelling mix. From the ABS 2021 Census QuickStats profile for Orchard Hills (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. Those figures describe the position in August 2021 and not today.
The Orchard Hills rezoning proposal. A revised Stage 1 rezoning proposal covering land around the future Orchard Hills metro station was publicly exhibited from 20 March to 1 May 2026 by the NSW Department of Planning, Housing and Infrastructure, proposing around 5,700 new homes and 2,100 jobs. The Department is reviewing submissions and finalisation is expected in late 2026. It has not been finalised, it is not a rezoning, and nothing on this page should be read as saying it is.
Sydney Metro. Orchard Hills is a station on the Sydney Metro Western Sydney Airport line, with services expected in 2027. No opening month has been published. Construction timetables move and we make no representation about when services will begin.
