I had an excellent experience with Intellect Finance. Charbel and Moufid were amazing throughout the entire process. Everything went smoothly from start to finish, and the approval process was handled efficiently. They were always quick to respond whenever I had questions or needed assistance. They took the time to explain everything in detail and provided valuable advice whenever I was unsure about what to do or didn't fully understand something. Their professionalism, knowledge, and support made the whole experience stress-free. I highly recommend them.

Very fast and easy application and approval process. My accountant had doubts about my ability to secure a loan but the team at Intellect Finance provided loan options with 3 different big banks (ANZ, NAB, St George). The team responds to emails quickly, always answers calls and is always available for any questions. The team made the process easy and straight forward, my endless gratitude to the fantastic team

A Few of the 100+ Lenders on Our Panel

Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.

What Does a Mortgage Broker in Parramatta Do?

A mortgage broker in Parramatta compares lenders for you, works out which of them will approve the property you are buying, and runs the application through to settlement. You pay nothing for it. The lender pays us on settlement, and because a home loan or a residential investment loan is regulated consumer credit, we are legally required to act in your best interests. Here the approval question is usually not about you at all. It is about the building, because almost everything that sells in Parramatta is an apartment.

The scale of that is easy to miss. CoreLogic recorded 968 unit sales against 37 house sales in the suburb in the 12 months to May 2026, and 85.6% of dwellings are flats or apartments on the ABS 2021 Census. Buying here means buying into a building and its strata scheme, and lenders assess buildings, not just borrowers.

We have brokered across Western Sydney since 2005. Start with home loans, or with investment loans if the plan is to rent it out.

The Same People, First Call to Settlement

Joseph Sukkar started in finance in 2000 and founded Intellect Finance in 2005. Since then the team has settled over 6,500 loans, from first apartments to multi-property portfolios.

Moufid heads residential lending and works this corridor daily. Joe reviews every file before it goes anywhere. It is the same people on your file from the first call through to settlement, and the Parramatta office is a booked appointment rather than a queue.

The Numbers That Change Your Finance

4 figures that explain why a Parramatta purchase is a conversation about a building rather than about a suburb.

968 v 37
Unit sales against house sales in the suburb, same period (CoreLogic)
5.77%
Gross rental yield on units, against 2.36% on houses (CoreLogic)
85.6%

Read this before the house median

CoreLogic puts the median house value in the suburb at $1,582,500, down 15.55% across the period, on 37 sales at 63 days on market. Treat that as a curiosity rather than a benchmark. 37 sales is a thin enough sample that which houses happened to trade moves the number more than the market does, and a fall measured on that volume tells you very little. The unit figures sit on 968 sales and are worth far more attention. A median is a market statistic for a period that has already closed. It is not a valuation, and it says nothing about what you can borrow.

Median values, sale counts, days on market, growth and gross yields: CoreLogic, published via Your Investment Property, 12 months to May 2026. Dwelling mix and tenure: ABS 2021 Census QuickStats for Parramatta (NSW). All figures checked 3 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

4 Things That Change a Valuation on a Parramatta Apartment

In a suburb where 968 of the 1,005 sales in the 12 months to May 2026 were units, on CoreLogic figures, you are buying a building rather than a dwelling. What the building carries follows you into the loan: the valuation, the lender’s appetite, and the levies that count against what you can afford. Almost none of that is in the contract you are handed.

Common Property Problems Arrive as Levies

The NSW Building Commission’s 2025 strata defects research found 53% of surveyed buildings had serious defects in common property, waterproofing at 22% and fire safety systems at 16%. Rectification is funded by the owners, so a defect in a building you do not own any part of individually still lands on your budget, and a lender counts levies as a commitment when it works out what you can afford.

The Year the Building Finished Decides What Protects You

Under the NSW Strata Building Bond and Inspections Scheme a developer lodges 2% of the contract price as a bond before the occupation certificate, an interim inspection follows 15 to 18 months after the work is finished and a final one at 21 to 24 months. It applies to residential strata work contracted from 1 January 2018, above the threshold where Home Building Act insurance applies instead. A 2015 tower and a 2022 tower are not the same purchase.

Lenders Assess the Building Before They Assess You

Apartment policies cover minimum internal floor area, how much of a single complex a lender will already have lent against, and how it treats a building with a known defect history. Those policies are not published, they differ between lenders and they change without notice. It is the reason two people with identical incomes get different answers on the same unit, and the reason lender choice is worth more here than a rate comparison.

The Strata Records Are the Due Diligence

The minutes, the capital works fund balance, special levies raised or foreshadowed, and any rectification work on foot. That paperwork tells you more about the next five years of ownership than the floorplan does, and it is available before you exchange. Get a professional strata report. We will tell you what it means for the loan.

None of this makes a Parramatta apartment hard to finance. Most of them finance without incident. It makes this a market where the building is the variable, so the work is matching the lender to the building before you exchange rather than discovering the mismatch afterwards.

Broker or Straight to Your Bank?

Sometimes the bank is the right answer. Here is where it is not.

Using Intellect Finance as your broker compared with going direct to your own bank, for a Parramatta property.
What you get Intellect Finance (broker) Direct with your bank
Lenders compared 100+ 1
Best Interests Duty applies Yes No
Building and strata records read before lodging Yes Their policy only
If the lender is already heavy in your complex Another lender is tried The answer is no
If the valuation comes back short Challenge it, or move the file Their valuer stands
Second and third investment property Serviceability tested across lenders One set of rules
Meeting in person Church St by appointment, or we come to you Branch
Cost to you No fee* No fee

If your own bank already holds the loan on this property, ring them first. An existing lender with a current valuation on file can often do a top-up or a rate review without sending anyone back out. That is faster and cheaper than anything we can arrange, and it involves us not at all.

Where a broker earns the introduction is the building, not the rate. If a lender is already heavily exposed in your complex, or the building has a defect history, the difference between lenders is not a few points of interest. It is whether the loan happens at all. We compare over 100 lenders and find the one that fits your situation, and if that turns out to be the bank you are already with, we will tell you so.

*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.

Harris Park

Highest unit yield nearby

122 unit sales at a $510,500 median and 29 days on market, on a 6.04% gross yield, the strongest in this list. Investor territory, and the building matters more than the postcode.

Westmead

Hospital precinct, high volume

346 unit sales at a $591,000 median, 37 days on market and a 5.58% yield. Houses are the rarity at 33 sales, on a $2,000,000 median.

North Parramatta

The fastest mover

192 unit sales at a $700,000 median and just 16 days on market, with 10.24% growth across the period. If you are bidding here, pre-approval is not optional.

Granville

Entry-level units

271 unit sales at a $531,000 median on a 6.17% yield, alongside 83 house sales at $1,251,000. One of the few places nearby where both markets have real volume.

Merrylands

Largest market nearby

417 unit sales and 253 house sales, at $540,000 and $1,425,000. The most balanced market in this list, and the one where a house purchase is still a normal conversation.

Wentworthville

Slowest units, steady houses

276 unit sales at a $600,000 median, but 40 days on market, the slowest here. Houses moved in 25 days at $1,533,500.

Rydalmere

Thin unit volume

Only 50 unit sales at a $732,500 median, against 73 house sales at $1,950,000. Thin volume means a valuer has fewer comparables to work from, so expect more variation.

Oatlands

The house market exception

64 house sales at a $2,650,000 median, up 32.83% across the period, at 44 days on market. Nothing like the apartment market 3km south, and a different lending conversation entirely.

Median values, sale counts, days on market, 12-month growth and gross yields: CoreLogic, published via Your Investment Property, 12 months to May 2026, checked 3 September 2026 and reviewed quarterly. Market statistics for a closed period. They are not valuations, not current prices and not a forecast. These suburbs are covered from the Parramatta and Penrith offices and do not have their own pages yet.

We Read the Strata Report

Not as a strata inspector, which we are not, but for what it does to the loan. Special levies, rectification work and a thin capital works fund all change what a lender will advance and what it counts against your income.

Parramatta Mortgage Broker FAQs

What people ask before they pick up the phone.

How much can I borrow to buy an apartment in Parramatta?

It depends on your income, expenses, existing debts and deposit, and then on the building. Parramatta is an apartment market: 85.6% of dwellings are flats or apartments on the ABS 2021 Census, and CoreLogic recorded 968 unit sales against 37 house sales in the 12 months to May 2026. Lenders apply their own apartment rules, including minimum internal floor area and how many loans they already hold in one complex, and those rules are not published. A 15 minute call gives you your range and the lenders that suit the building.

Do lenders treat Parramatta apartments differently from houses?

Yes, and the difference sits in the building rather than in the suburb. Lenders set their own rules for apartments: minimum internal floor area, how much of a single complex they will already have lent against, and how they treat buildings with a known defect history. Those rules are not published, they differ between lenders and they change without notice, so nothing here says a particular lender treats a particular building a particular way. Send us the listing and the strata records before you offer.

What should I check in the strata records before I buy in Parramatta?

The minutes, the capital works fund balance, any special levies raised or foreshadowed, and any defect or rectification work already on foot. The NSW Building Commission’s 2025 strata defects research found 53% of surveyed buildings had serious defects in common property, waterproofing at 22% and fire safety systems at 16%. Common property problems arrive as levies, and levies count as a commitment when a lender assesses what you can afford. We are not strata inspectors: get a professional strata report, and we will tell you what it means for the loan.

Does the age of the building matter when I buy an apartment?

For your protections, yes. Under the NSW Strata Building Bond and Inspections Scheme a developer lodges a bond of 2% of the contract price before the occupation certificate is issued, an interim inspection follows 15 to 18 months after the building work is finished, and a final one at 21 to 24 months. It applies to residential strata building work contracted from 1 January 2018, above the threshold where Home Building Act insurance applies instead. A tower finished in 2015 and one finished in 2022 therefore come with different paperwork, and different amounts already known about them.

Is a Parramatta apartment a good investment?

That depends on your situation and it is not something we can answer for you. The figures for the 12 months to May 2026, on CoreLogic, are a $620,000 median unit value, 0.00% growth across the period and a 5.77% gross rental yield, against 2.36% on houses. 70.2% of households in the suburb rent, on the ABS 2021 Census. This is general information, not a recommendation, and property values can fall as well as rise. Yield is also not return: strata levies, vacancy and interest all sit between the two.

What stamp duty will I pay on a Parramatta apartment?

It depends on the price and on whether you are buying as an owner-occupier or an investor. Eligible first home buyers pay no transfer duty on new and existing homes at or below $800,000, and a concessional rate above $800,000 and below $1,000,000. Those Revenue NSW thresholds have applied since 1 July 2023. Locally that matters: the median unit value here was $620,000 for the 12 months to May 2026 on CoreLogic figures, which sits inside the full exemption. Check revenue.nsw.gov.au and have your solicitor or conveyancer confirm. We do not provide tax or legal advice.

Can I use the Australian Government 5% Deposit Scheme in Parramatta?

The property price cap for New South Wales capital city and regional centre areas is $1,500,000, and Parramatta sits inside that area. On CoreLogic figures for the 12 months to May 2026 the median unit value here sits well inside that cap. Eligibility criteria are set by the Australian Government rather than by us or by any lender: check the current position at firsthomebuyers.gov.au, and we will tell you which participating lenders suit your situation.

Do I have to come to your Parramatta office?

No, and the Parramatta office works on booked appointments rather than walk-ins. It is Suite 23, Level 1, 181 Church St, and a broker attends when you book a time. Our head office is in Penrith, staffed Monday to Friday. We also meet clients at home or at their workplace, including evenings, and most of an application runs by phone, email and video.

How much does a mortgage broker in Parramatta cost?

Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

General information only. The content on this page is general in nature and does not take into account your objectives, financial situation or needs. It is not credit assistance, financial advice, legal advice or tax advice, and it is not an offer of credit. Consider whether it is appropriate for you and seek your own advice before acting on it.

Nothing here is a guarantee of approval. Loan approval, borrowing capacity, interest rates, loan to value ratios, valuations and eligibility are determined by individual lenders and by independent valuers, not by us. They differ between lenders and change over time. Any figure or timeframe on this page is indicative and is not a quote, an offer, or a prediction of your outcome.

Lender policy on apartments and strata property. Statements on this page about apartment policy, minimum internal floor area, exposure limits within a single complex, and the treatment of buildings with a defect history describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are generally not published, differ between them and change without notice. Nothing here asserts that any particular lender applies any particular policy to any particular building, complex, street or postcode.

We are not strata inspectors, valuers or building consultants. Nothing on this page is a report on any building, and nothing here says anything about the condition of any specific property or strata scheme in Parramatta. Obtain a professional strata inspection report and your own building and pest advice before you exchange contracts.

Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.

How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.

Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. Confirm the current position with the issuing authority. We do not provide tax or legal advice.

Sources and currency, all checked 3 September 2026.

Property market figures. Median unit and house values, sale counts, days on market, 12-month growth and gross rental yields for Parramatta and the surrounding suburbs are CoreLogic figures for the 12 months to May 2026, published via Your Investment Property. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. Property values can fall as well as rise. Gross rental yield is not a return: it does not account for strata levies, vacancy, management, maintenance or interest.

Why the house median here is treated with caution. The suburb recorded 37 house sales in the period. That is enough for a median to be calculated, but it is a thin sample, and both the median and the 12-month change on it are sensitive to which individual houses happened to trade. The unit figures rest on 968 sales.

Population, dwelling mix and tenure. From the ABS 2021 Census QuickStats profile for Parramatta (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. Those figures describe the position in August 2021 and not today.

Strata defects research. The finding that 53% of surveyed buildings had serious defects in common property, with waterproofing at 22% and fire safety systems at 16%, is from the NSW Building Commission’s 2025 research on serious building defects in NSW strata communities, based on 520 completed surveys. That rate is unchanged against the 2023 survey rather than rising, and the research reports lower defect rates in more recently registered buildings. It is a statewide finding and says nothing about any individual building.

Strata Building Bond and Inspections Scheme. The 2% building bond, the requirement to lodge before the occupation certificate, the interim inspection at 15 to 18 months and the final inspection at 21 to 24 months after completion, and the application to residential strata building work contracted from 1 January 2018, are published by the NSW Government. The scheme does not apply to work covered by Home Building Act insurance requirements. Whether it applies to any particular building is a question for your solicitor or conveyancer.
