A Few of the 100+ Lenders on Our Panel
Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.
Why Use a Mortgage Broker in St Marys?
Because buying a house, a townhouse or a unit in St Marys are three different lending conversations, and most people only find that out once an application is already in. Which lenders will fund which kind of property varies more here than in almost any suburb nearby. We work that out before you make an offer.
St Marys is the only suburb in the Penrith corridor where the town centre planning controls changed this year and a metro interchange is under construction at the same time. The State Environmental Planning Policy Amendment (St Marys Town Centre) 2026 and matching amendments to the Penrith Local Environmental Plan 2010 commenced on 6 February 2026, and St Marys will be the interchange between the Sydney Metro Western Sydney Airport line and the existing suburban railway when services begin in 2027. Underneath that headline the housing stock is unusual for this corridor. At the 2021 Census 51.2% of dwellings were separate houses, 30.0% were semis, terraces or townhouses and 18.5% were flats or apartments. Attached dwellings are assessed against criteria that do not apply to a freestanding block, so the type of home you are buying changes which lenders will lend, and on what terms, more than the suburb itself does.
Intellect Finance is based on Henry St, Penrith, about fifteen minutes from St Marys, and has been working with buyers across the Penrith corridor since 2005.

Why St Marys Buyers Choose Us
Built on 25 Years in Western Sydney Finance
Joseph Sukkar started in finance in 2000 and founded Intellect Finance in Penrith in 2005. Since then the team has settled over 6,500 loans across every corner of Western Sydney, from first homes to complex investment and commercial finance.
Every suburb has its own quirks, from lender policies to property types. We know St Marys specifically, which is why local buyers keep choosing us over a call centre broker who treats every postcode the same.
St Marys Market Snapshot
The Numbers That Change Your Finance
The market is liquid enough for one. CoreLogic recorded 127 house sales in the twelve months to May 2026, at a median seventeen days on market. The problem is agreement. The two market data providers we use across this corridor return house medians for St Marys roughly thirty percent apart for the same broad period, which is a wider gap than any lender will ever price. Our rule is that where credible sources conflict we publish neither rather than choose the flattering one, so there is no headline median on this page. Note also that a house median would describe barely half of what trades here. At the 2021 Census 30.0% of dwellings were semis, terraces or townhouses and 18.5% were flats. A median is a market statistic in any case, never a valuation and never an indication of what you can borrow.
Sale count and days on market: CoreLogic via Your Investment Property, 12 months to May 2026. Dwelling structure, tenure and household income: ABS 2021 Census. All figures checked 1 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

Why Local Matters Here
Four Things That Change a St Marys Loan
Almost half of what sells in St Marys is not a freestanding house, and the town centre planning controls changed on 6 February 2026. Those two facts do more to decide your loan than any suburb median does, and neither of them appears in one.
Half the Stock Here Is Not a House
At the 2021 Census 30.0% of St Marys dwellings were semis, terraces or townhouses and 18.5% were flats. Attached housing is assessed on things a freestanding block never raises: the strata report and the sinking fund, the internal floor area, and how much of one complex a lender is already carrying. Two lenders can reach different answers on the same unit for reasons that have nothing to do with you.
Upzoning Changes the Land, Not the Loan
The State Environmental Planning Policy Amendment (St Marys Town Centre) 2026 and matching Penrith LEP amendments commenced on 6 February 2026, with the development control plan chapter following on 11 February. A valuer prices what stands on the lot today against settled comparable sales. If the price you are paying reflects what the site could become, the gap between contract and valuation is a gap you fund in cash.
The Interchange Is Being Built, Not Used
St Marys will be the interchange between the Sydney Metro Western Sydney Airport line and the existing suburban railway. Services are expected in 2027 and no opening month has been published. Until then a free bus runs between the new airport at Luddenham and the St Marys interchange every thirty minutes. Build the timing into your plans if you like. Do not build it into your borrowing capacity.
Two Duty Thresholds Cut Through This Market
Revenue NSW exempts eligible first home buyers from transfer duty entirely up to $800,000 and applies a concessional rate up to $1,000,000. The Australian Government 5% Deposit Scheme caps NSW capital city purchases at $1,500,000, so the federal cap rules almost nothing here out while the duty thresholds bite hard. In a suburb split roughly half and half between attached and freestanding stock, which side of those lines your shortlist falls on is worth checking before you inspect.
None of this makes St Marys hard to finance. It makes it a place where the type of dwelling does more work than the rate does. Call us before you exchange.
The Local Edge
Why a Local Broker Matters Here
Two kinds of housing stock inside one suburb. Lenders assess them on different criteria.
Two Kinds of Stock, One Suburb
We match the lender to the dwelling type before anything is lodged. That is what prevents a declined application and a deposit tied up in a contract you cannot finance.
A Specialist on the File
Moufid heads residential lending and works the Penrith corridor daily. He knows which lenders will take a townhouse or a unit in a given complex and which will not, and he checks it before anything is lodged rather than after.
Legally On Your Side
A home loan is regulated consumer credit, so Best Interests Duty applies to us and we must put your interests ahead of ours. A bank branch has no equivalent obligation.
Fifteen Minutes Away
Our office is Suite 2/86 Henry St, Penrith, about fifteen minutes from St Marys and on the same railway line. We also meet buyers at the property or at home, including evenings.
Side-by-Side
Broker or Straight to Your Bank?
On an attached dwelling this question has a sharper answer than it does on a standard block.
| What you get | Intellect Finance (broker) | Direct with your bank |
|---|---|---|
| Lenders compared | 100+ | 1 |
| Best Interests Duty applies | Yes | No |
| Knowledge of the St Marys dwelling mix | Specialist | Postcode-level |
| Strata report and floor area checked before lodging | Yes | Their policy only |
| If the valuation comes back short | Challenge it, or move the file | Their valuer stands |
| If the complex falls outside a lender’s policy | Another lender is tried | The answer is no |
| Meeting in person | Penrith office, or we come to you | Branch |
| Cost to you | No fee* | No fee |
If your bank already holds a loan over this property, ring them first. An existing lender with a current valuation on file can often do a top-up without sending anyone back out. That is faster and cheaper than anything we can arrange, and it involves us not at all.
Where a broker earns the introduction is the dwelling type. On a townhouse or a unit, and on anything the strata report flags, the difference between lenders is not a few points of rate. It is whether the loan happens at the size you need.
*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.
Getting Together
How We Work With St Marys Clients
Wherever suits you. Three ways this actually happens, and none of them need you to take a morning off.
At Your Kitchen Table
We visit clients at home or at work right across the corridor, including evenings where that is the only time you are both free. On a strata purchase this is usually the better first meeting, because we can read the listing, the contract and the strata report together.
By Phone or Video
Most of an application runs this way now, whichever way the first conversation happened. Documents are shared securely and you are never chasing a branch appointment to sign something.
At Our Nearest Office
Our nearest office is in Penrith, about fifteen minutes away, Monday to Friday, if you would rather come to us. Parramatta and Sydney CBD are available by arrangement. Details are on the Penrith page.
You will be dealing with Moufid, our Head of Residential Lending, with files reviewed by Joseph Sukkar, principal broker and the licence holder. Intellect Finance has held Australian Credit Licence 390611 and worked this corridor since 2005.

Valuation Then Approval
On an attached dwelling the lender is assessing the complex as well as your property. We pick the lender whose policy fits that complex and that floor area, manage the valuation, and if it comes back low we either challenge it or move the file rather than letting the deal die quietly.
Settlement and the Review Two Years Later
We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in three years and we will be the ones to raise it.
Timeframes depend on the lender, the valuer and the conveyancing, and are not guaranteed. Approval, borrowing capacity and valuations are decided by lenders and independent valuers, not by us.

Questions Answered
St Marys Mortgage FAQs
What people ask before they pick up the phone.
How much can I borrow to buy in St Marys?
Your capacity depends on your income, expenses, existing commitments and deposit, and then on the property itself. A freestanding house is assessed on you and on the valuation. A townhouse or a unit adds the strata report, the internal floor area and how much of that complex the lender already holds, and any of those can move the maximum a particular lender will advance or rule the property out entirely. Because St Marys carries a lot of both kinds of stock, the honest answer is that your range is not one number, it is a number per lender. A broker confirms which lenders will approve your specific property before you commit.
Do lenders treat a St Marys townhouse or unit differently from a house?
Yes, and it matters more here than in most of the corridor, because at the 2021 Census 30.0% of St Marys dwellings were semis, terraces or townhouses and 18.5% were flats. On an attached dwelling a lender will typically look at the strata report and the state of the sinking fund, the internal floor area, and its own existing exposure to that complex. Policies on all three differ between lenders and they are not published. The practical consequence is that a property one lender is comfortable with can be declined by another for reasons unrelated to your income. That is a solvable problem, but only before you exchange.
How do property valuations work in St Marys?
Lenders require an independent valuation before approving any home loan, and the valuer prices what stands on the lot today against settled comparable sales. St Marys has a healthy volume of sales, so comparables are usually available. The risk here is different. Since the town centre planning controls changed on 6 February 2026, some prices reflect what a site might become rather than what it currently is. A valuer will not follow that, so if you are paying a redevelopment price the gap between contract and valuation is one you fund in cash. On strata property the valuer also considers the complex, not just the unit.
Does the St Marys metro interchange change what I can borrow?
No. St Marys will be the interchange between the Sydney Metro Western Sydney Airport line and the existing suburban railway, with services expected in 2027 and no opening month published. In the meantime a free bus runs between the new airport at Luddenham and the St Marys interchange every thirty minutes. Lenders and valuers price a property on what it is today, using settled comparable sales, not on anticipated infrastructure benefit. Infrastructure under construction is a reason to buy. It is not an input into a borrowing capacity assessment.
What stamp duty will I pay on a St Marys property?
Transfer duty depends on the price and on whether you are buying as an owner-occupier or an investor. For eligible first home buyers, Revenue NSW currently exempts new and existing homes from transfer duty entirely at or below $800,000 and applies a concessional rate above $800,000 and below $1,000,000. Those thresholds have applied since 1 July 2023. Use the calculator at revenue.nsw.gov.au for an estimate, and have your solicitor or conveyancer confirm the exact amount for your structure. We do not provide tax or legal advice.
Can I use the first home buyer schemes in St Marys?
Eligibility is decided by the issuing authority, not by us, but the price caps rarely bind here. The Australian Government 5% Deposit Scheme caps NSW capital city and regional centre purchases at $1,500,000, which almost nothing in St Marys reaches. The Revenue NSW duty thresholds at $800,000 and $1,000,000 are the ones that actually bite, and in a suburb split between attached and freestanding stock they can fall between two properties you are shortlisting side by side. Worth modelling before you inspect rather than after you offer. See our first home buyer loans page.
Is St Marys a good suburb to invest in?
The case usually made rests on infrastructure and planning: the metro interchange, the town centre controls that commenced on 6 February 2026, and a Penrith City Council master plan the NSW Government describes as facilitating around 9,300 new homes and more than 8,360 jobs in St Marys by 2041. At the 2021 Census 52.6% of households here rented, so the rental market is deep. Against that, an investor should note that attached stock carries the lender constraints described above, and that a plan is not a built outcome. This is general information, not a recommendation, and property values can fall as well as rise. See our investment loan options.
How much does a mortgage broker in St Marys cost?
Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

It is not credit assistance, financial advice, legal advice or tax advice, and it is not an offer of credit. Consider whether it is appropriate for you and seek your own advice before acting on it.
Nothing here is a guarantee of approval. Loan approval, borrowing capacity, interest rates, loan to value ratios, valuations and eligibility are determined by individual lenders and by independent valuers, not by us. They differ between lenders and change over time. Any figure or timeframe on this page is indicative and is not a quote, an offer, or a prediction of your outcome.
Lender policy on attached dwellings. Statements on this page about strata reports, internal floor area and a lender’s exposure to a single complex describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are not published, differ between them and change without notice. Nothing here asserts that any particular lender applies any particular policy to any particular building, street or postcode.
Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.
How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.
Planning and property information. Planning instruments and development controls described on this page are published by the NSW Government and Penrith City Council and apply in New South Wales. They change, and they apply lot by lot rather than suburb by suburb. We are not planners, valuers, surveyors or insurance brokers. Obtain a planning certificate from Penrith City Council for any specific property and seek your own professional advice before you exchange contracts.
Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. Confirm the current position with the issuing authority. We do not provide tax or legal advice.
Sources and currency, all checked 1 September 2026.
Property market figures. The St Marys house sale count of 127 and the median seventeen days on market are CoreLogic figures for the twelve months to May 2026, published via Your Investment Property. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. Property values can fall as well as rise.
Why no median is published for this suburb. The two property market data providers used across this corridor return house medians for St Marys roughly thirty percent apart for the same broad period. Where credible sources conflict materially we publish neither figure rather than selecting one, so no headline median appears on this page. A median would in any case describe only the separate houses, which were 51.2% of dwellings at the 2021 Census.
Dwelling structure, tenure and income. From the ABS 2021 Census QuickStats profile for St Marys (NSW), which is the most recent Census released. The 2026 Census was taken on 11 August 2026 and its first release is June 2027. Those figures describe the position in August 2021 and not today.
St Marys town centre planning controls. The State Environmental Planning Policy Amendment (St Marys Town Centre) 2026 and amendments to Penrith Local Environmental Plan 2010 commenced on 6 February 2026, and changes to Chapter E15 of Penrith Development Control Plan 2014 took effect on 11 February 2026, per Penrith City Council. The dwelling and jobs figures are the NSW Government’s description of Council’s endorsed master plan, which is expected to facilitate around 9,300 new homes and more than 8,360 jobs by 2041, per NSW Department of Planning, Housing and Infrastructure. A master plan target is not a built outcome and we make no representation that it will be met. No building height or floor space ratio figure is quoted on this page, because none is published in the sources we hold.
Sydney Metro and the interim bus. St Marys is the interchange station with the existing suburban railway on the Sydney Metro Western Sydney Airport line. Services are expected in 2027 and no opening month has been published. The free bus between the new airport at Luddenham and the St Marys interchange, running every thirty minutes and to be phased out when metro services begin, was announced by the NSW Government on 20 January 2026. Construction and service timetables move and we make no representation about when services will begin.
