I had an excellent experience with Intellect Finance. Charbel and Moufid were amazing throughout the entire process. Everything went smoothly from start to finish, and the approval process was handled efficiently. They were always quick to respond whenever I had questions or needed assistance. They took the time to explain everything in detail and provided valuable advice whenever I was unsure about what to do or didn't fully understand something. Their professionalism, knowledge, and support made the whole experience stress-free. I highly recommend them.

Very fast and easy application and approval process. My accountant had doubts about my ability to secure a loan but the team at Intellect Finance provided loan options with 3 different big banks (ANZ, NAB, St George). The team responds to emails quickly, always answers calls and is always available for any questions. The team made the process easy and straight forward, my endless gratitude to the fantastic team

A Few of the 100+ Lenders on Our Panel

Being on our panel is not a recommendation and we do not favour any lender. Which one suits you depends on your situation and the property, and we tell you why we have picked the one we pick.

What Does a Mortgage Broker in Sydney Do?

A mortgage broker in Sydney compares lenders for you, works out which of them will approve the property you are buying, and runs the application through to settlement. You pay nothing for it. The lender pays us on settlement, and because a home loan or a residential investment loan is regulated consumer credit, we are legally required to act in your best interests. In the city centre the approval question is rarely about the suburb. It is about the individual apartment, because that is almost the only thing that trades here.

CoreLogic recorded 371 unit sales and a single house sale in postcode 2000 in the 12 months to May 2026, and 97.0% of dwellings there are flats or apartments on the ABS 2021 Census. Size, title type and the building itself decide which lenders will fund a purchase, and none of those are visible from a price guide.

We are Penrith based, with an appointment office on Bligh St and clients Australia-wide. Start with home loans, or with investment loans if the plan is to rent it out.

The Same People, First Call to Settlement

Joseph Sukkar started in finance in 2000 and founded Intellect Finance in 2005. Since then the team has settled over 6,500 loans, from first apartments to multi-property portfolios.

Moufid heads residential lending. Joe reviews every file before it goes anywhere. It is the same people on your file from the first call through to settlement, and the Bligh St office is a booked appointment rather than a queue at a branch.

The Numbers That Change Your Finance

4 figures that explain why a city purchase is a conversation about one apartment rather than about a suburb.

Median unit value, 12 months to May 2026
$960k
371 v 1
Unit sales against house sales in postcode 2000, same period (CoreLogic)
4.85%
Gross rental yield on units, at a $1,000 weekly median rent (CoreLogic)
97.0%
Dwellings that are flats or apartments (ABS 2021 Census)
Read this before the median

Two things that number will not tell you. The first is direction: unit values fell 1.54% across those 12 months, so anyone selling a city apartment to you on capital growth should be asked for the same period’s figure. The second is spread. A median drawn across 371 sales that run from studios to whole-floor apartments describes the middle of a very wide distribution and almost nothing about the specific place you are looking at. A median is a market statistic for a period that has already closed. It is not a valuation, and it says nothing about what you can borrow.

Median values, sale counts, days on market, growth, rents and gross yields: CoreLogic, published via Your Investment Property, 12 months to May 2026. Dwelling mix and tenure: ABS 2021 Census QuickStats for postcode 2000. All figures checked 3 September 2026 and reviewed quarterly. Market statistics for a closed period, not valuations and not a forecast.

4 Things That Change a Loan on a City Apartment

In a postcode where 371 of the 372 sales in the 12 months to May 2026 were units, on CoreLogic figures, the lending question is never really about the location. It is about this apartment: how big it is, what kind of title it comes with, what the building is like, and how much of its rent a lender will count. All four are checkable before you bid, and all four are easier to fix before you exchange than after.

Size Is Where Lender Rules Bite Hardest

The NSW Apartment Design Guide sets design criteria for new apartment development of 35m2 for a studio, 50m2 for one bedroom, 70m2 for two and 90m2 for three, with 5m2 added for each additional bathroom. Older stock was not built to those criteria. Internal size is one of the things every lender sets its own unpublished rules about, so a compact apartment can be a good home and still shorten the list of lenders willing to fund it.

Not Every City Apartment Is Strata Title

Some inner-city buildings are company title. Revenue NSW describes that as acquiring shares in a company, where a fixed number of shares grants the right to occupy a particular unit and the company holds the legal title to the building. It is a different security in kind, lender appetite for it varies, and the company constitution can restrict letting or transfer. Have your solicitor identify the title type early, because it changes which lenders are even in the conversation.

Lenders Do Not Count All of the Rent

On an income-led purchase this decides the size of the loan, and it is invisible on a rate comparison. Every lender applies its own reduction to rental income for vacancy and costs, and its own treatment of the debt you already carry. Those settings are not published, they differ between lenders and they change. At a $1,000 weekly median rent and a 4.85% gross yield, how much of that a lender counts matters more than a fraction of a percent on the rate.

Every Comparable Is Another Apartment

With one house sale in the postcode across the period, a valuer here has nothing to reason from except other units, often in buildings with different ages, outlooks and levies. City apartments also took an average of 58 days to sell, the slowest in this cluster. Expect valuations to be more variable than in a house market, and build that into your timing rather than into your hopes.

None of this makes a city apartment hard to finance. Most of them finance without incident. It makes this a market where four checkable facts about one property decide the answer, so we do those checks before you exchange rather than after.

Broker or Straight to Your Bank?

Sometimes the bank is the right answer. Here is where it is not.

Using Intellect Finance as your broker compared with going direct to your own bank, for a Sydney CBD apartment.
What you get Intellect Finance (broker) Direct with your bank
Lenders compared 100+ 1
Best Interests Duty applies Yes No
Size and title type checked before lodging Yes Their policy only
How much rent counts towards serviceability Compared across the panel One setting, take it or leave it
If the apartment falls outside policy Another lender is tried The answer is no
If the valuation comes back short Challenge it, or move the file Their valuer stands
Meeting in person Bligh St by appointment, or we come to you Branch
Cost to you No fee* No fee

If your own bank already holds the loan on this property, ring them first. An existing lender with a current valuation on file can often do a top-up or a rate review without sending anyone back out. That is faster and cheaper than anything we can arrange, and it involves us not at all.

Where a broker earns the introduction is the apartment, not the rate. On a small unit, a company title building, or an investment purchase where the rent has to carry the debt, the difference between lenders is not a few points of interest. It is whether the loan happens at the size you need. We compare over 100 lenders and find the one that fits your situation, and if that turns out to be the bank you are already with, we will tell you so.

*Brokers receive commissions from lenders on settlement, disclosed in our Credit Guide before any credit assistance. Intellect Finance charges borrowers no fee and no clawback fee. ACL 390611.

Why a Broker Matters on a City Apartment

4 things a single lender cannot do for you.

Two people with identical incomes can get different answers on the same apartment, because the lender is assessing the property as much as the borrower. That check belongs before you exchange, not after. Talk to us first →

We Check the Title Type First

Strata or company title, and what the building is. It takes one question and it changes which lenders are available, which is a much bigger variable than the rate you start on.

Built for the Second and Third Purchase

Serviceability on an investment file is assessed differently by every lender, and the differences compound across a portfolio. We test it across the panel rather than accepting the first answer. We do not give tax or structuring advice: that is your accountant’s work and we will say so.

Appointments That Fit a Working Day

Bligh St before or after work, your office at lunch, or video from wherever you are. The city is the one place where the meeting time is often the constraint rather than the distance.

25 Years, Not 25 Postcodes

We handle

Property Check, Valuation, Then Approval

We select the lender whose apartment policy fits the size, the title type and the building, manage the valuation, and if it comes back low we either challenge it or move the file rather than letting the deal die quietly.

Then and after

Settlement and the Review 2 Years Later

We coordinate with your conveyancer through to settlement and stay your broker afterwards. The rate you settle on is not the one you should still be paying in 3 years, and we will be the ones to raise it.

Sydney Mortgage Broker FAQs

What people ask before they pick up the phone.

How much can I borrow to buy an apartment in the Sydney CBD?

It depends on your income, expenses, existing debts and deposit, and then on the apartment itself. Postcode 2000 is 97.0% flats or apartments on the ABS 2021 Census, and CoreLogic recorded 371 unit sales against a single house sale in the 12 months to May 2026. Lenders apply their own apartment rules, including minimum internal floor area and how much of one building they will already have lent against. Those rules are not published and they differ between lenders. A 15 minute call gives you your range and the lenders that suit the apartment.

Why do lenders care how big a CBD apartment is?

Because internal size is one of the things each lender sets its own rules about, and small apartments are where those rules bite. For new apartment development the NSW Apartment Design Guide sets design criteria of 35m2 for a studio, 50m2 for one bedroom, 70m2 for two and 90m2 for three, with 5m2 added for each additional bathroom. Stock built before those criteria applied is not bound by them, and plenty of CBD stock is older. A compact apartment can be a perfectly good home and still narrow the list of lenders willing to fund it.

What is company title, and does it change my loan?

Company title is a different form of ownership from strata. Revenue NSW describes it as acquiring shares in a company, where a fixed number of shares grants the right to occupy a particular unit, with the company holding the legal title to the building. It is more common in older inner-city buildings than in new ones. Because the security is different in kind, lender appetite for it varies and the company’s own constitution can restrict letting or transfer. Ask your solicitor to identify the title type early, and tell us before we pick a lender.

Is a Sydney CBD apartment a good investment?

That depends on your situation and we cannot answer it for you. The CoreLogic figures for the 12 months to May 2026 are a $960,000 median unit value, a fall of 1.54% across the period, a $1,000 weekly median rent and a 4.85% gross yield, on 371 sales. That is an income-led profile rather than a growth-led one over that period. This is general information, not a recommendation, and property values can fall as well as rise, as those figures show. Yield is also not return: strata levies, vacancy, management and interest all sit between the two.

Will a lender count all of the rent towards what I can borrow?

No lender we deal with counts 100% of rental income in a serviceability assessment. Each applies its own reduction to allow for vacancy and costs, and each has its own rules for how it treats existing investment debt. Those settings are not published, they differ between lenders and they change. On an income-led purchase this matters more than the advertised rate, because it decides the size of the loan rather than the cost of it. It is the single biggest reason two lenders give the same investor different answers.

What stamp duty will I pay on a Sydney CBD apartment?

It depends on the price and on whether you are buying as an owner-occupier or an investor. Eligible first home buyers pay no transfer duty on new and existing homes at or below $800,000, and a concessional rate above $800,000 and below $1,000,000. Those Revenue NSW thresholds have applied since 1 July 2023. The median CBD unit value of $960,000 for the 12 months to May 2026 sits in the concessional band rather than the exempt one, so the difference is worth checking before you bid. Use revenue.nsw.gov.au and have your solicitor or conveyancer confirm. We do not provide tax or legal advice.

Can I use the Australian Government 5% Deposit Scheme in the Sydney CBD?

The property price cap for New South Wales capital city and regional centre areas is $1,500,000, and the Sydney CBD sits inside that area. The median unit value here for the 12 months to May 2026 is well inside the cap on CoreLogic figures. Eligibility criteria are set by the Australian Government rather than by us or by any lender: check the current position at firsthomebuyers.gov.au, and we will tell you which participating lenders suit your situation.

Do I have to come to your Sydney office?

No, and the Bligh St office works on booked appointments rather than walk-ins. It is Level 18, 25 Bligh St, and a broker attends when you book a time. Our head office is in Penrith, staffed Monday to Friday, and Parramatta is available by appointment too. We also meet clients at home or at their workplace, including evenings, and most of an application runs by phone, email and video.

How much does a mortgage broker in Sydney cost?

Nothing. Intellect Finance does not charge borrowers a fee for the comparison, the structuring or the application, on any loan type, and does not charge a clawback fee if you discharge early. Lenders pay a commission on settlement, disclosed to you in writing in our Credit Guide before any work begins. ACL 390611.

It is not credit assistance, financial advice, legal advice or tax advice, and it is not an offer of credit. Consider whether it is appropriate for you and seek your own advice before acting on it.

Nothing here is a guarantee of approval. Loan approval, borrowing capacity, interest rates, loan to value ratios, valuations and eligibility are determined by individual lenders and by independent valuers, not by us. They differ between lenders and change over time. Any figure or timeframe on this page is indicative and is not a quote, an offer, or a prediction of your outcome.

Lender policy on apartments, title type and rental income. Statements on this page about minimum internal floor area, exposure limits within a single building, the treatment of company title security, and the proportion of rental income counted towards serviceability describe ordinary lending practice as we encounter it across our panel. Those policies are set by individual lenders, are generally not published, differ between them and change without notice. Nothing here asserts that any particular lender applies any particular policy to any particular apartment, building, street or postcode.

We are not strata inspectors, valuers, solicitors or building consultants. Nothing on this page is a report on any building or any title, and nothing here says anything about the condition or the ownership structure of any specific property. Obtain a professional strata inspection report and your own legal advice on the title before you exchange contracts.

Best Interests Duty. A home loan for a property you will live in, and credit for the purchase or improvement of a residential investment property, are regulated consumer credit under the National Consumer Credit Protection Act 2009. When providing credit assistance in relation to these products, Intellect Finance is required to act in your best interests and, where there is a conflict of interest, to give priority to your interests. These obligations have applied to mortgage brokers since 1 January 2021, and are set out in ASIC Regulatory Guide 273.

How we are paid. Intellect Finance does not charge borrowers a fee for arranging finance, and does not charge a clawback fee where a loan is discharged early. Lenders pay us a commission on settlement. The basis of that commission is disclosed to you in writing in our Credit Guide before any credit assistance is provided.

Where we are based. Intellect Finance is based in Penrith, New South Wales, and has been since 2005. The Sydney CBD office at Level 18, 25 Bligh St is a genuine office that brokers attend for booked appointments; it is not continuously staffed and carries no published opening hours. We work with clients Australia-wide.

Government schemes and duty. Eligibility, property price caps and transfer duty thresholds are set by the Australian Government and by Revenue NSW, not by us, and they change. Confirm the current position with the issuing authority. We do not provide tax or legal advice.

Sources and currency, all checked 3 September 2026.

Property market figures. Median unit values, sale counts, days on market, 12-month growth, median rents and gross rental yields for the Sydney CBD and the surrounding suburbs are CoreLogic figures for the 12 months to May 2026, published via Your Investment Property. They are market statistics for a period that has already closed. They are not valuations, not current prices, not a forecast, and not an indication of what any lender will lend against a specific property. Property values can fall as well as rise, and the CBD unit figure for this period fell. Gross rental yield is not a return: it does not account for strata levies, vacancy, management, maintenance or interest.

Why no house median is published for the Sydney CBD. One house sale was recorded in postcode 2000 across the period. There is no house median to publish and no house market to describe.

Population, dwelling mix and tenure. From the ABS 2021 Census QuickStats profile for postcode 2000, which is the most recent Census released. Postcode 2000 is a larger area than the Sydney CBD alone. The 2026 Census was taken on 11 August 2026 and its first release is June 2027, so those figures describe the position in August 2021 and not today.

Apartment size criteria. The internal area figures of 35m2, 50m2, 70m2 and 90m2, and the additional 5m2 per extra bathroom, are design criteria in the NSW Apartment Design Guide, applied in the assessment of new apartment development under State Environmental Planning Policy No 65. They are not a lending rule, they are not retrospective, and they say nothing about any existing apartment.

Company title. The description of company title ownership is from Revenue NSW. Whether any particular building is company title, and what its constitution permits, is a question for your solicitor.
