Which Penrith Brokers Specialise in SMSF Property Loans?
Nobody publishes a register of broker specialisation, so a list of names would tell you nothing. What tells you something is whether a broker can answer six questions, and whether they know where their role stops. Since 10 August 2026 that matters more, because the ground has moved.
The short answer
There is no register of broker specialisation, so you have to judge it from what a broker can answer. A genuine SMSF property loan specialist understands the limited recourse borrowing arrangement and the holding trust structure, knows which lenders are currently active in SMSF lending and how their policies differ, is across the change that took effect on 10 August 2026, and works alongside your accountant, adviser and solicitor rather than in place of them. The clearest signal is the opposite of confidence: a specialist tells you plainly what they will not advise on, because whether an SMSF suits you at all is a licensed financial advice question rather than a broker decision.
You cannot look this up, so here is what to do instead
Broker credentials in Australia are recorded through Australian Credit Licences, professional body membership and complaints scheme membership, all of which you can verify. Specialisation in a particular product is recorded nowhere. It is a marketing description, and any broker who has arranged one SMSF loan is entitled to use it.
So the useful question is not who claims to specialise. It is who can demonstrate it when asked. SMSF lending is technical enough that the gap between someone who arranges these regularly and someone who has read a product sheet shows up in a single conversation, and the rest of this guide is about how to open it.
The clearest sign of an SMSF specialist is not what they tell you they can do. It is how quickly they tell you what they are not allowed to advise on.
What changed on 10 August 2026
This matters for choosing a broker because a great deal of published material, and a number of brokers, have not caught up.
Since 10 August 2026, a self-managed super fund can no longer enter a new limited recourse borrowing arrangement to acquire residential property. The operative test for new arrangements is whether the property is business real property. The ATO’s guidance is careful to note that limited recourse borrowing arrangements are not banned. What changed is the real property a new arrangement may acquire.
Three things about the scope, because they are the parts brokers most often get wrong:
- Existing arrangements are unaffected. An LRBA in place before the commencement date continues under the previous rules. No forced sale, no reset.
- Refinancing an existing arrangement remains available. The caution is that this generally means refinancing on substantially the same terms. A top-up, an equity release or a change to the underlying security may be treated as a new arrangement and caught by the restriction.
- The trigger is when the arrangement was entered into. For an ordinary purchase that is the exchange of contracts, not settlement. A contract exchanged before commencement is protected even where the arrangement completes afterwards.
The practical consequence for anyone choosing a broker now is that the SMSF property conversation has shifted decisively toward business real property, which is a narrower and more technical field than residential SMSF lending ever was. We cover the rules themselves, including the two exceptions the whole strategy rests on, in our guide to buying commercial property through an SMSF. This page is about choosing who arranges the finance.
What separates a specialist from a dabbler
The signs are practical rather than credential-based, because there is no credential to check.
- Fluency in the structure. They can explain the limited recourse borrowing arrangement, the holding trust, the single acquirable asset rule and arm’s length terms clearly and without hand-waving.
- Knowledge of who is actually lending. SMSF lending is offered by a narrower set of lenders with materially different policies, deposit requirements and appetites, and that panel moves. A specialist knows who is active this month and who suits which situation.
- Currency on the August change. They should be able to tell you what it means for a new arrangement, for refinancing an existing one, and where the contract date falls.
- Comfort with compliance. They understand what makes an arrangement compliant and know when a question needs to go back to your accountant or solicitor before anything proceeds.
- They coordinate rather than overreach. The next section is the whole test.
Where the broker stops and the adviser starts
This is the most important thing on the page, and the clearest signal of a broker worth trusting.
A mortgage broker provides credit assistance, meaning arranging and structuring the loan. A broker does not, and legally cannot, advise you on whether to set up an SMSF, whether borrowing to buy property inside it is appropriate for you, or whether any of it fits your retirement strategy. Those are questions of licensed financial advice and they belong with a licensed financial adviser. Tax questions belong with your accountant or registered tax agent. The trust documentation and conveyancing belong with your solicitor.
So the honest framing of this whole subject is that an SMSF property purchase is a decision you make with your licensed adviser and accountant, and a broker’s role begins once that decision is made.
Any broker who blurs that line is a warning sign rather than a good find. If someone encourages you toward an SMSF as though it were their call, or answers a question about whether it suits you rather than redirecting it, that tells you more than any claim of specialisation. SMSF borrowing is not right for everyone, it carries real risks and strict compliance obligations, and no part of it should be entered into on a broker’s say-so.

Six questions, and what a good answer sounds like
| Ask | A good answer | A warning sign |
|---|---|---|
| How often do you arrange SMSF property loans, and for what property types? | A specific answer about frequency and the kinds of business real property they see. | We can definitely help with that, without detail. |
| Which lenders are currently active in SMSF lending? | Describes how the panel differs on deposit, structure and appetite, and notes that it moves. | Talks about a hundred lenders generally, without acknowledging the panel is narrower here. |
| How does the August 2026 change affect a new arrangement, or a refinance? | Distinguishes new from existing, knows refinancing is permitted, and knows the trigger is the contract date. | Unaware of it, or describes it as upcoming. |
| How do you work with my accountant, adviser and solicitor? | Describes a coordinating role and who does what. | Offers to handle everything. |
| Where does your role end and theirs begin? | Answers immediately and precisely, including what they cannot advise on. | Any hesitation, or a claim that they can advise on whether an SMSF suits you. |
| How are you paid, and does any fee apply to SMSF or complex lending? | A clear answer, in writing, in the Credit Guide, before any work starts. | Vagueness, or a fee that surfaces later in the process. |
The best answers are specific and include a clear statement of what the broker will not advise on. Vagueness about the structure, or any suggestion that they can tell you whether an SMSF is right for you, is a reason to look elsewhere.
Verifying a broker in ten minutes
- Ask for the Credit Guide before you send anything. It names the licensee, sets out how they are paid, lists the lenders they work with and explains how to complain.
- Check the licence on ASIC Connect. Every broker holds an Australian Credit Licence or operates as a credit representative under one. Both are searchable on the ASIC Connect professional registers.
- Confirm industry membership, commonly the MFAA or FBAA, and AFCA membership, which is your free external dispute pathway.
- Ask who else is on your team. If you do not yet have a licensed financial adviser and an SMSF-experienced accountant, that is the gap to fill before the finance conversation, not after.
How Intellect Finance can help
Charbel leads commercial and SMSF lending at Intellect Finance. Where you and your licensed adviser have decided an SMSF property purchase is appropriate, we arrange and structure the loan, identify which lenders are currently active and suit your situation, and coordinate with your accountant and solicitor through the holding trust and settlement process. With the August 2026 change in force, that increasingly means business real property, and we can also review refinance options on an existing arrangement.
What we do not do is advise you on whether to set up an SMSF or whether to buy property inside one. Intellect Finance holds a credit licence, not an Australian Financial Services Licence. That is your licensed adviser’s role, with your accountant and solicitor, and we work alongside them rather than in their place.
We charge you nothing, on any loan type, including SMSF and complex commercial lending where a broker fee is common across the market. No arrangement fee and no clawback recovery fee. The lender pays a commission on settlement, disclosed to you in writing in our Credit Guide before we provide any credit assistance. That covers our fee only: the fund will incur its own legal, advice, valuation and lender costs, which are real and payable by the fund. Based in central Penrith since 2005, holding Australian Credit Licence 390611. See our SMSF loans and Penrith mortgage broker pages for more.

Frequently Asked
SMSF property loan broker FAQs
General information about the rules and about choosing. Not advice about your fund.
How do I find a broker who specialises in SMSF property loans?
There is no register of broker specialisation, so judge it from what they can answer. Ask how often they arrange these and for what property types, which lenders are currently active in SMSF lending, and what the August 2026 change means for a new arrangement versus a refinance. Then ask where their role ends and your adviser’s begins. A specialist answers all four quickly and is clear about what they cannot advise on.
What changed for SMSF borrowing on 10 August 2026?
A self-managed super fund can no longer enter a new limited recourse borrowing arrangement to acquire residential property. The operative test for new arrangements is business real property. The ATO notes that LRBAs are not banned, that existing arrangements are unaffected, and that refinancing of existing arrangements is unaffected. Confirm how it applies to your fund with your accountant or adviser.
Does the change affect an SMSF property loan I already have?
No. Existing arrangements continue under the previous rules and refinancing them is permitted. The caution is that refinancing generally means on substantially the same terms, so a top-up, an equity release or a change to the underlying security may be treated as a new arrangement and caught by the restriction. Have the structure confirmed by your SMSF specialist before it is documented.
Is the cut-off based on settlement or exchange of contracts?
The restriction applies to arrangements entered into on or after 10 August 2026. For an ordinary purchase that is the exchange of contracts, not settlement and not the date loan documents are signed. A binding contract exchanged before commencement is not affected even where the arrangement completes afterwards. If you are unsure which side you are on, that is a question for your SMSF specialist.
Can my SMSF still borrow to buy commercial property?
Yes, where the property meets the business real property test, which broadly means land and buildings used wholly and exclusively in one or more businesses. Genuine commercial premises commonly qualify. Mixed use property, vacant land and some other categories are less clear cut and need professional review before anyone proceeds. Whether a specific property qualifies must be confirmed in writing by an SMSF specialist before contracts.
Can an SMSF member live in a property the fund buys?
No. A property owned by an SMSF must be held for the sole purpose of providing retirement benefits to members, and members or related parties generally cannot live in it. Business real property is treated differently in that it can be leased to a related party on arm’s length terms, which is why a business owner leasing their own premises from their fund is a recognised arrangement. These are strict compliance rules with serious consequences if they are got wrong.
Where does the broker’s role end and the adviser’s begin?
A broker provides credit assistance, meaning arranging and structuring the loan. A broker does not and cannot advise you on whether to set up an SMSF, whether to use one to buy property, or whether it suits your retirement strategy, because that is licensed financial advice. Tax belongs with your accountant and the trust and conveyancing with your solicitor. A good SMSF broker is clear about this division and coordinates rather than stepping into it.
What does an SMSF property loan cost to arrange?
Broker fees on SMSF and complex lending vary across the market and some brokers do charge. Whatever the arrangement, it must be disclosed in the Credit Guide before any credit assistance is provided, so ask for it early. Intellect Finance charges clients nothing on any loan type including SMSF. Separately from any broker fee, the fund will incur its own legal, advice, valuation and lender costs, which are real and payable by the fund.
The bottom line
You cannot look up which Penrith brokers specialise in SMSF property loans, but you can find out in one conversation. Ask how often they do these, who is currently lending, what the August 2026 change means for a new arrangement against a refinance, and where their role ends. Specific answers to those tell you more than any claim of specialisation.
The single most important principle is the division of roles. Whether an SMSF is right for you, and whether buying property inside it makes sense, are decisions for your licensed financial adviser and accountant, with your solicitor handling the legal structure. A broker’s job is to arrange suitable finance once that decision is made. SMSF borrowing is not for everyone, it carries real risks and strict compliance obligations, and nothing here is a recommendation to pursue it.
